Nothing you say here is untrue, but, the immediate surrounding market has already roundly dismissed the drawbacks you cite here, relative to the advantages. Do you really think this apartment complex is going to struggle to recruit a critical mass of tenants?

(Also, there is this widespread practice of employers heavily subsidizing employees' CR passes...)

the northeast is so short on stock, everything is going to get filled

Probably people after cheaper SFH, not apartments.
 
I don't know if this is the right post, but Work has officially commenced on the RISE Pawtucket Apartments project next to our transit center. This private development is 190 new units, including 20 defined as affordable. As with several housing projects in the area, it was proposed to include commercial space fronting the street. More housing, more tax revenue to spread the burden, more customers for local businesses such as the breweries, distilleries, restaurants, and meat markets nearby.

Nice to see ground floor retail, I’ve always felt like the street level activation in pawtucket was really poor for the size of the city.
