Domino Sugar Redevelopment | 425 Medford Street | Charlestown Waterfront

I like it, except for Building A.

It's right in the middle of an old freight ROW. With that density they may well need to fill it with shiny new LRVs to get approval. A route going to Sullivan Square South from the Navy Yard on the way to the GLX, Red Line, and eventually West Station. Coooool.

That is IF we're still living as we are now, and IF we haven't devolved into a race of neo-CHUDS, and IF that parcel isn't under a foot of water from rising tides owing to the percentage of methane in the air from the melting permafrost feedback loop... but HEYYYYYYY. Ain't it great to be a father with a daughter who will have to live with our lack of action. Gotta. Be. Positive.

Despite all evidence, the ex-citizens of the Colorado River Basin are gonna need to live somewhere.

Medford street I don't believe has any bus routes yet - the 93 covers Bunker Hill. Between the new One Charlestown redev and this project a reroute would make sense if not a full ROW.

I searched and couldnt find a thread for this anywhere. I know Ive seen it on here so maybe it was in the charlestown infill thread idk. If there is a thread feel free to move it. If not I think theres enough for its own thread.

“The Proposed PDA Master Plan consists of the redevelopment of an approximately 25-acre site located at 425 Medford Street in Charlestown with a multi-phased mixed-use development focused on resolving sea-level-rise issues facing Charlestown and the areas beyond. The proposed project will feature a 1.5 mile long sea-level-rise barrier integrated into 5 acres of publicly accessible waterfront recreational space that will include an extension of the Harborwalk, public pathways, passive and active recreation areas and seating, green spaces and parks, multiple look-out areas, floodable steps, and a public boat and kayak launch.

Woops, can a mod move this to the right thread.

edit: nevermind equilibria created a new thread

It does look more urban now. Hope they keep residential component high b/c all that offstreet retail will need foot traffic they won't see during work hours if they're not street facing...

This is going to be kind of a pain to get to, no?

As the crow flies, it's not too far from Sullivan Sq. But it's also not that close and there is only one way in or out. So I hope there is some kind of bus or other transit access to be had.

The plan above says there will be shuttle bus service from Sullivan. I would not be surprised if there's water taxi/ferry service included in the scope. A more coordinated plan for ferry transport along the Mystic River is probably merited when you factor in all of the new development happening along it: Encore expansion, Assembly expansion, Domino Sugar, the Exelon site redevelopment, and likely more to be announced. Basically everything around the Mystic here--except Domino Sugar--is an Opportunity Zone, so it'll definitely have neighbors.

Weird that Ten hills gets a tag, but Sullivan doesn't.
EDIT: Defined by census tract (not zip), selected through nomination by the governor, and certified by the U.S. Secretary of the Treasury via delegation of that authority to the Internal Revenue Service.

I have to wonder how all these site are paying for the environmental cleanup needed to redevelop them. Encore made sense because casino's basically print money. But the other uses must have a much tighter ROI given all the contaminated soil mitigation required.
