Struggling with whether this goes in a new thread or the Casino thread...


The Applicant is proposing a multi-use development, which includes the construction of an approximately 20,000-gross-square-foot, two-story restaurant building with an outdoor dining terrace, an 1,800-seat event center and associated pre-function space, an approximately 2,212 space parking garage, as well as a pedestrian bridge to cross Broadway (Route 99) and connect to Encore Boston Harbor (the “Project”).

The Project Proponent says "East Broadway LLC", but Wynn Resorts spilled a couple years ago that they control these parcels east of Broadway (image below was published in Boston Globe and made public during a shareholders meeting around the time the resort opened). Given that, I think it's appropriate to consolidate this project update in the Encore Boston Harbor thread.

I hope the proposed garage parking on the east side of Broadway, and the directional improvements of Dexter & Mystic Streets will allow for better traffic throughput here. The traffic signal timing at this intersection--especially a 30-second dedicated all-directions crossing time for pedestrians--causes a ridiculous disruption to vehicular, freight, and transit travel at all hours of the day.

The question is whether we want to gum up the Encore thread with a lot of construction photos for this and the other parcels. That thread seems to be mostly about gaming business discussion these days.
 
I’ll defer to a moderator. Regardless, this will definitely be the first of apparently multiple Encore-owned, Encore-adjacent properties that will be topical on this forum for the foreseeable future.
 
So it looks like they're building around the house and auto body shop parcels? I had thought there was talk under the Everett Lower Broadway District Urban Renewal Plan of somehow acquiring the parcels (although eminent domain was reserved for the power station).
 
Interesting that the proposed pedestrian footbridge is actually located in the City of Boston (and thus likely subject to Boston's approval process). The SW corner of the building appears to be chopped off at an angle to avoid Boston land.

You can also see in this diagram that the Wynn development so far (especially the driveway access) has just skirted the Boston - Everett line.

Looks like the "still can't find room" to bring the northbound bike lane to sidewalk level even though they did find space for a FIFTH vehicular lane.
Note that this also removes the crosswalk across that leg of the intersection.
 
The casino doesn’t give two shakes about the streetscape. They just want their patrons to have an easy time arriving at their games.
 
does anyone know if the encore has much in the way of ballroom / function space? Wondering if this is just them throwing in a giant ballroom / mini-convention center to drive group booking traffic to the hotel rooms?

Also does the existing parking ever get filled? how do people actually like get to this thing, it seems like it's kind of on an island with limited connectivity to the city.

my apologies for ignorance on this, I've never been to the Encore and don't think I've been to assembly square since it was good times emporium.

Depends on your frame of reference, I suppose [amount of function space]. Compared to an LV, Orlando, Phoenix, or some other desert southwest city, the amount of convention space is laughable. But when you're taking a walk around the perimeter of the property, through the riverside gardens, the sprawl of the ballroom/function space areas does seem impressive.

"How do people actually get [there]" seems like a misleading proposition. Yes, technically, there may be limited connectivity to Boston proper--but remember how ridiculous it is that Boston proper is as small as it is, landmass-wise. Everett should be part of the municipality of Boston. Ditto Chelsea, Revere, Somerville, Malden, Saugus, Lynn, Medford. These are massively dense communities, on par with Boston's density (no?), so, assuming you were referring to the locals' market, it's important to keep that in mind. Otherwise, I see the plush Encore shuttle buses frequently in Downtown, so I take it from that the Logan connection is robust.

Final note: last summer, on a pretty hot day, I actually walked from Sullivan Square T stop to the casino. It's almost exactly a mile--just 5,000 feet. Gritty, industrial--sure. But still awfully convenient. Imagine how pleasant that walk will be on the new bridge, when it gets built, given how it's been designed for pedestrians and will be at a remove from the traffic noise and assorted unpleasantries....

While obvious, this is the first time I've seen the sportsbook highlighted. It is of course the point of this whole thing.

I caught these changes a month ago and was wondering how long it would be before they made it onto this thread. But, more surprisingly, I don't understand how/why Boston Globe, Boston Business Journal, and other journalists haven't caught this design change. This is the first instance made public from what I gather that Wynn Resorts is looking to expand gaming opposite Broadway... not only sports betting, but also the Poker Room. Doing so--coupled with the vast footprint of real estate they've acquired 'east of Broadway'--has big implications for future phase(s) of development at Encore Boston Harbor. I wouldn't be the least bit surprised if we see a second 'swoop' tower built north of the East of Broadway development.

Also... how great is it to see a 'Day Club' added to EOB scope? This resort needs a pool.
