Does anyone know if Emerson actually owns all of its buildings? I'm just curious, because they're in buildings which have retail. Whereas Suffolk University only has one retail tenant in one of their buildings -- and that's because they don't own that building yet.
 
Their IMP should describe that under "existing campus" or something similar. Zoning generally requires ground level zoning in business districts, unless they negotiate a variance. It's not so much about who owns it.
 
I'm 99% sure it does own all of them outright.

The expansion plans call for a "vertical campus" (Jackie Liebergott's words, not mine) with ground floor retail whenever possible. Some buildings just can't accommodate it due to the minuscule amount of sidewalk frontage they have, or because it just wouldn't work from a pedestrian circulation standpoint - even with complete ground-floor redesigns.

There is a mandate to keep the campus on the smallest footprint possible, spread out over the smallest area possible. As it is, the Paramount is something of the boondocks to the rest of the campus. Though Emerson couldn't really pick up the theater and move it closer.

Emerson is pretty much the anti-BU in every possible way.
 
^ But BU's campus, though obviously spread out, is unquestionably dense for where it's located (on the border of brookline).
 
Public record shows Emerson College as owner of buildings from 76-110 Boylston Street and 144-156 Boylston Street and also of 559 Washington Street (Paramount Theater).
