Not gonna lie, I was hoping to see some decking over the pike east of Brookline Ave. Still looks great, though. Glad they included the Kenmore flatiron-like building in the render!

If you look in the weeds of the proposal, not only is Parcel 8 called out as a future development, they've pre-provisioned for a pedestrian path due south from Kenmore in 35 Lansdowne.

They have the Beacon one. The Boylston one is missing.

That render is also missing 109 Brookline Ave, which isn't surprising as it was just released.

And as a gift to all of us they didn't draw in Kenmore North completed.
 
The attention to detail in these renders is amazing. Also, just solid designs in general.

Interesting to note that in approximately 0.75 continuous miles of length, the same road will be called Lenox Street, Mountfort Street, Maitland Street, Overland Street, and Richard B. Ross Way.

Obviously there are many pretty pictures (this project has the best renderings I've ever seen for any development). Here's the money shot.

What exactly is being proposed here and what are the other developments that are just shown for context?
 
Seeing the West Gate Building in the background of that last render hurts. Do we think that wood-looking building is going to actually be made of wood?

Timber is noted as a building material:

Quality of architecture and materials. Buildings will be designed to be of exceptionally high quality, and will embrace the use of authentic natural materials, such as brick, terra cotta, heavy timber, natural wood, and stone.

And the building rendered is likely going to be constructed of timber:
19 Jersey Street, in addition to the 4 primary buildings on the development block, this small three-story structure will be dedicated to retail and other public-facing uses is proposed between the podiums of 85 Van Ness Street and 80 Brookline Avenue, to celebrate the intersection of the redesigned Arthur’s Alley and the newly pedestrianized Jersey Street. This structure will be constructed of heavy timber framing in keeping with the Proponent’s dedication to authenticity of materiality with the Project’s new architecture.
 
I think my only complaint is that the tower they are proposing is relatively bland, I would have hoped to see something a little more architecturally ambitious in this area. Not crazy bold, but something more interesting than a box, this thing will have a big looming presence from inside Fenway
 
That’s a spot for something loud and fun (the building will literally be hit by home run balls!).

Does Dave & Buster's have any urban locations? 😧

Or better yet, could we get a Rec Room here!?

I like how they didn't include a rendering of the Related Beal monstrosity in Kenmore Sq and just left it as a construction site lol
 
Yes, to all the above... and if they went air rights using the Lansdowne garage, over the Pike, to that useless parking lot on the corner of Newbury and Brookline Ave (if they even own that parcel? If they don't they should!). Such a shame with all of this potentially going up, plus Fenway Center across the street, Brookline Ave would still remain open on the east side of the bridge, to the Pike canyon below.
 
If they bring back Who's On First this will be the best project evah!!! ;)
