Hyde Park Infill and Small Developments

“The Zoning Board of Appeal today approved plans for a six-unit residential building at 72 Hyde Park Ave. in Forest Hills that preserves a large, 150-year-old oak tree on the site.

Owners shouldn't be allowed to let their buildings rot and then use that as an excuse to redevelop them.

Owners should be allowed to do what they want with their private property, including tearing down buildings and rebuilding with more units. Do we know when this guy even bought the house? There are plenty of dilapidated units across Boston. Good for him for investing in the neighborhood and getting rid of a clearly blighted building.

All of the apartments in the project, already several months into site clearance and construction, will be rented as affordable, with units reserved for people making between 30% and 60% of the Boston-area median income...”

Great spot for this. Easy walk to the Fairmont line for residents with mobility concerns, lots of interesting neighborhood things going on. I think the stretch between Cleary Square and Fairmont Square is about to take off as a great urban location.

Thanks for the updates, @mssrro! I believe the Cummins Hwy project is in Roslindale, though, rather than Hyde Park.

Thanks! I wasn't sure which neighborhood the Cummins project was in either as it had originally been posted in the Roslindale thread. For what it's worth, the Boston Planning Department and Google Maps consider the site to technically be within Hyde Park (albeit right on the border with Roslindale):

1449-1453 Hyde Park Avenue (9 units)




Even though this isnt the greatest looking building ever, its nice that they chose to go with a color template that blends in with the local built environment. The shape and colors chosen make it look like any number of red brick buildings with a darker top floor roof extension that are so common in the region. Just because you have to use cheap fiber cement cladding doesnt mean you have to use a bunch of crazy colors or shapes. Theres nothing wrong with trying to make it blend into the area and it should actually be encouraged. There would probably be less pushback towards development if it didnt stick out as much.

Now, the development team is proposing a 5-story building with 54 residences and 21 parking spaces. The 54 units will consist of forty-four (44) studio units, eight (8) one-bedroom units, and two (2) two-bedroom units.”

This one was approved today by the board. Another great reminder about the importance of providing feedback. Commenters asked for affordable units and while they probably just wanted some of the 42 to be affordable (or no development at all..), the developer instead added another floor and 12 more units to make it happen.
