Or A cornice — this one looks like a drip edge. Totally agree this looks like those cheap mid-century apartment buildings across Eastern Mass. If a design is this simple, it needs great materials and proportions. This design does not (yet?).
 
I've resigned myself to the fact that most new development in Portland not named Redfern is fugly....and cheap looking. Portland wants to be a big boy but is still a toddler in many regards.

Here are some preliminary sketches, looks like the area that has an outdoor tent area and beer stand are gone.
The proposed project consists of 23,600 Sq. Ft. two-story pre-engineered metal building to beinstalled at Hadlock field. Major League Baseball is requiring the Portland Sea Dogs add a newclubhouse in order to provide facilities for both teams. This new clubhouse will provide lockers, showers, lounge space, and workout areas for the use of the players, umpires, and grounds crew; this will not be open for public access. The metal building will have a height of 40Ft therefore not exceeding the max height of 45 Ft. And will provide an elevator for ADA access to the second level. The Sea Dogs have contracted with the City of Portland to be the primary tenant at Hadlock Field, therefore, installing the required clubhouse will allow for the continued use of the stadium as the team’s home field. The applicant is predicting a completion date of March 2025.

They're also giving up the existing far-left-field bleachers, referred to variously as Section 315 or the "overflow," so that's impacting seating capacity for the peak days mid-summer. I am also somewhat concerned that it eliminates the wheelchair ramp; if the "elevator" they install is a wheelchair lift similar to the one near first base, those have a nasty habit of being finicky at times, which could mean the only wheelchair egress is to wait for PFD to carry you down the stairs in an emergency.

I'll also mention that that wheelchair ramp was originally installed on the first base side, behind Sections 101-102, and was moved to the far end after the first season, when attendance justified building the upper grandstand sections 201 & 202.
 
I'm disappointed with the potential loss of the overflow seating even though it is only around 200 seats and maybe there is a plan to move the grandstand a little further down the 3rd base line. Too bad they couldn't add seating on top of the new addition and still remain at the 45' height limit.

That's so dumb. There's so much more they could do with that section of the ballpark instead of replacing the "temp" bleachers with a green metal box.

I recall years ago hearing that there was a very specific reason they can't build anything here. Anyone know that reason?

Emergency egress maybe? I've been hoping to see that section filled in and made flush with the upper level of the grandstand for years because it looks so unfinished. They could also add real seats in the top potion of the grandstand to class the place up. Sitting on metal bleachers is a flash back to our high school days!
 
I know that lot is used for player and front office parking (and don't even THINK about moving them to the handicapped lot; that fills up well before game time). I wouldn't be surprised if the Maine Celtics use it in the winter as well.

So far as doing something else in that area, they have to start by doing what the Commissioner is forcing them to do. Obviously they could make it prettier, but let's be real: the only part of the ballpark exterior that is really attractive is that of the main grandstand, with the brick, and the city built that (with help from the Citizens for Portland Baseball fundraising group). The back sides of the Maine Monster and the right field clubhouse and stands are U-G-L-Y.

Yeah and the place really looks like a dump when viewed from 295. I get that it's the "back" of the facility but it really gives off a bad impression.. even just cleaning up some of the random junk would help.
 
Yeah, inside is terrific (I debated whether to over-explain that when I said "exterior" I didn't include the outdoor sections inside the park). But, I think they might actually have done something with the metal bleachers in the past couple of years; it might be worth taking another look (any excuse to go to a game ;) ).

Hey, with this new construction and the impending formal abandonment of the Union Branch railroad, Monster Seats could be a possibility!

One time years ago when I lived in Boston, through sheer luck I got to watch a Red Sox game from the Monster. One of my roommates at the time ended up with tickets because his mom had them for some kind of work-related thing that fell through at the last minute. She gave the tickets to him, and he brought me and my girlfriend because we were the only other people he knew that watched baseball! It was a pretty amazing experience.

I would love to see some seats on the Maine Monster, but I'd even settle for a big ol' Slugger the Sea Dog painted on the back, with maybe a "Welcome to Portland!" or something!

Did that at the bar behind the pizza tables above the Green Monster at Fenway. $75 tickets standing while drinking beer at the bar with a 270-degree view of the city. Best "seat" I think I've had so far at Fenway.

Replying to myself to say that, after seeing the actual plans from the Planning Board packet, I withdraw my comments about the ramp. It is going to remain, and the new clubhouse will be built NOT flush with the existing stadium, to effectively create an alley where the former smoking area for egress from the ramp directly to the handicapped lot. It might be cool to add a ticketing setup there, for direct access to the ramp from the lot without going through the crush at the entrance, but that would eliminate passing all the concessions on the way to your seat.

RIP the cookout area! I remember, before they built that, they set up a small tent with a lady grilling brats for sale just outside the main concourse entrance at that end. I miss those brats; they were good (and different from the rest of the food at the park).
 
Maybe I didn't see or read it anywhere, but they should actually physically connect this to the Expo Building itself.
