Infill and Small Developments | Providence

Not sure the best place to post this, but this was spotted near Citizens Plaza:

These are the last remaining undeveloped parcels from the Capital Center project that uncovered the rivers and moved the railroad tracks. This land became available some 40 years ago.

Anyone thinking that the 195 Knowledge & Innovation District will be soon completely redeveloped should look to the Capital Center for reference. These endeavors should be viewed through a long term lens as they will go on for decades.

agree totally - would you say the capital center committee is less engaged (perhaps due to time) than the 195 commission? They don’t seem to be pushing as hard but I honestly don’t know.
 
The Capital Center Commission was created by the state back in 1981 to administer the land made available by the moving of the river and railroad tracks. It appears to still be in existence but I would agree it does not seem all that active. The last parcels developed were the 2019 Homewood Suites and 2018 Station Row Apartments. The still available Parcel 20 where the elevated rail to the East Side tunnel had been was approved for development and was granted tax breaks. It was to be the Edge College Hill Two mixed use residential complex that was 11 stories tall with 163 apartments. Economic and market changes however seemed to have killed the project. Development of Parcel 6C is likely somewhat limited by its bordering the tracks and train station. The parcels 3 and 4 by the One Citizens Plaza tower seem like good locations that have just sat as surface parking lots for some 30 years. For some unexplained reason, there has been no serious interest. I believe that the east parking lot behind the old train station is another parcel that remains undeveloped. It was not listed on the photo of the sign of available lots above. I believe that a hotel was once proposed for the site. I however think that the opening of five new downtown hotels with some 650 rooms in the last four years along with the upheaval in the travel industry due to Covid will pretty much kill any new hotel development for some time in Providence. The city now likely has more than an ample inventory with over 3,000 rooms available in 16 properties in the downtown area.

A few small developments from a recent walk around Providence (10.16). Fox Point and Federal Hill. The first project appears to be housing over a jewelry store? I confess that's the first time I've seen ground-floor retail in new construction occupied by a jeweler. You can walk downstairs to buy an engagement ring!

The transitions (or lack of) between materials on that Wickenden project drives me mental every time I go by!

Work is progressing on the renovation and enlargement of the structures at Richmond and Friendship Streets which will add more residential units.

103 Evergreen St | Mount Hope Neighborhood | Providence

New construction development of 58 residential units. Small studio apartments with some just 203sf. Evergreen St runs from N Main Street (across from the North Burial Ground) to Camp Street. Development would be near Camp.

Community Music Works on Westminister and Dexter is coming along - the panelling is going up on the back. It’s an ashy wood rainscreen I think and looks pretty good. Hard to tell from the photo.

A couple other small projects I came across:

256 Broadway/ Gladding House. I wasn't in the meeting, but, ahead, Historic Commission staff okayed an addition/ extra story to the building. What was interesting in the plan is a suggestion of a Phase II which would be a new build on a vacant lot next door. 321 Knight: https://www.providenceri.gov/wp-content/uploads/2024/03/321-Knight.jpg There have been a number of proposals (here and here) for this site. And some drama when a small industrial building next store imploded. I think it was sold to SWAP and this is their project, but uncertain.
 
Couple of progress photos of the CMW and Big Nazo projects. Loving these on the Fed Hill side of Westminster. The latter was stalled for so long. Great to see the glazing!
