Maybe, but there is a lot more low-rise across the street that is riper for redevelopment than the medical building. 99 Brookline is vascular biology research center (not just "offices") -- so not the kind of expensive build-out you just throw away.

There's also a medical office building that looks tallish, but is half parking. Some weird stuff on those blocks.
