Mansfield over the last few years has put in a good amount of TOD around its downtown CR station.

“Changes to the North Main Street Business Overlay District could be considered at November's Special Town Meeting, according to the Mansfield News. The district was designed to encourage development but following the large projects, board members are now exploring the possibility of reeling it in a bit.”

“Following these three projects, the planning board is exploring ways to add more control over new developments.”

“The board is considering changing a rule that allows mixed-used developments by right, but Town Planner Shaub Burke proposed to the board that developments with under 50 units go through site plan approval and those with 50 or more require a special permit. Board members also discussed dropping the maximum size without a special permit to 10.”

Ever since it opened in 1986, the Xfinity Center has undergone a number of changes, from basic upkeep to expanded seating to a series of name changes that hasn’t stopped many locals from continuing to call it Great Woods a full quarter of a century after that name was retired. This winter, the 24,212-capacity Mansfield amphitheater is set to undergo one of the largest renovations in its history, according to the Xfinity Center’s general manager, Jason Sandoval.

Among the changes will be a complete restructuring of the seating. While the overall footprint and seating capacity will remain the same, Sandoval said the new plan will offer more flexibility, allowing for different seating configurations depending on the needs of the performer. “We’re going to have more options to configure that [general-admission] pit, whether it be larger or a smaller size,” Sandoval said.

The other major focus of the updates is the ceiling. The acoustic tiles currently in place date all the way back to when the Xfinity Center originally opened. “In over 40 years, those just aged, and so it was time to replace them,” Sandoval said. The plan calls for a complete refurbishment.
 
The first time I went to a show at Great Woods, I assumed it would be possible to get there by Commuter Rail. Fortunately, I did enough research to figure out that wouldn't work, but unfortunately, it really should work!
 
I used to reverse commute from Back Bay to Mansfield then walk to Forbes Blvd in Foxboro from the station. Mansfield had a few good bars around the station that I made myself a regular at when the trains were fucked in the evenings... which was common.

Barely any of this stuff was built yet but the town was working through the plans. Nice to see it eventually mostly happened. I always felt Mansfield was like the perfect commuter town if you had to work in either Boston or Providence... it was a little less perfect for me and I was thankful when my boss let me take some equipment and work from home most days.
