City Awards Medford Square Development Bid to Transom Real Estate​

“The City has selected development company Transom Real Estate as a partner in the City’s project to transform three undeveloped city-owned lots in Medford Square along Clippership Drive and Riverside Avenue, into a combination of mixed-use retail and residential with ample parking options for our seniors and Chevalier theatre……”

“Based on Transom’s proposal, the project will combine the creation of market-rate and affordable housing anchored with a 13,500 square foot grocery store, all in the context of a village square environment that prioritizes the pedestrian experience. This proposal dynamically addresses the City’s multifaceted objectives outlined in the RFP, creating a vibrant new community hub in Medford Square that is consistent with the objectives in the City’s Comprehensive Plan…..”

  • Addition of 283 apartment homes across two buildings.
  • 56 Affordable Housing Units (deed-restricted at 80% of AMI).
  • 13,500 SF urban grocery store meeting the need identified in the City of Medford’s 2023 Comprehensive Plan.
  • 2,500 SF local café offering a community gathering space and activation of the prominent intersection of Clippership and Riverside.
  • 273-stall parking garage
  • 567 total parking spaces are provided, 184 more than exist today.
  • Restores more than 50% of the existing public parking in Lots A, B and C.
  • Provides significant parking options for Medford Senior Center.
  • Prioritization of pedestrian and bicyclist friendly crosswalks and improvements to visibility for drivers.

That's a hell of a lot of parking. Incl restoring city owned parking lots....
 
Medford is still paying for the Boston and Lowell RR being laid out to deliberately avoid population centers.
 
I like the quality and firm seems to have a good track record. Does feel like there could have been much more housing. Also feels like a missed opportunity to activate the riverside and make it something nicer. Medford Sq is almost pretty and in parts it is, but that stretch of river across from the raised semi-highway is not attractive. I get the developer cannot fix route 16 but maybe at least realign Clippership Drive and have a narrow park along the river instead of just a gravel drop. In terms of transit its true the busses are really bad and unreliable. I always thought there should be a water taxi from Medford square to Assembly or Wellington. 11 months a year it would be hugely convenient.

I realize the primary objective here is providing good affordable housing and not aesthetics, but this is far below Cambridge's standard from 808-812 Memorial Drive (which Cambridge itself hasn't met anywhere else).

Also, I believe those two renders are of two different facade patterns, so I guess we'll see.
 
Is this headquarters project still active since Herb Chambers sold to a company in Georgia?
Very much so. They're working on it quite aggressively from what I notice the few days per week I pass by. The top level of steel has taken a while, but demo, foundations, the stairwell, and earthwork/site work have been pretty aggressive.
