The type of tenants who will consider, say, Albany St are very different from the type of tenants who will consider Bradston St or Southampton St.

Sounds pretty in keeping with light industrial in New Market-- the functions described in the LOI are back of house medical/pharmacy or light manufacturing.
 
Theres sooooo much room to grow over here between melnea cass and mass ave and then even more room if they can push across melnea cass. A few sizable and well placed developments could really kick off this area towards a rejuvenation.

Love it! This is the perfect way to start. Build up the very first lot across the street from BMC, that way theres no gaps and it just extends the existing density thats already there to the other side of melnea cass.

From there you can start to fill out the intersection. If you can get a couple solid buildings on this side of melnea cass but still close enough to everything else youll have a strong base to expand from. From there they can keep building next to each new building and before you know it its filling out. Also good idea to start off with labs because trying to rent out rooms right here would be a disaster. Really hope this starts a transition in the area.

Whatever, this is a huge improvement for the area as others have noted. The only thing that confuses me is why jumping Melnea Cass here rather than proceeding down Albany and Harrison, which are full of vacancies, but....much nicer at the ground level to put it mildly.
 
I think the plan has gotten increasing better with each new iteration (unusual). The first one in 2021 looked like something generic from Assembly Row. The second one in 2023 looked massive/gloppy. This one seems more lithe and that corner with the series of windows at different angles is very open and inviting. I love the progression of these renders - - seems like it’s improved with each one.

lol did that car wash really hold out on a sale?
 
Wasn't Crosstown Center supposed to add about 3,000 sq ft at Albany and Northampton attached to the garage. Seems ike this area isnt ready

I recall seeing this have a much more iconic design a few years ago on the Embarc site, really wish that had happened here
