“The Rise at Longwood Development team is proposing a five (5) story building of approximately 30,861 square feet of gross floor area (“GFA”), including thirty-eight (38) residential rental apartments, with a mix of studios and two-bedrooms unit types. The ground floor programming accommodates a shared outdoor courtyard with new catenary exterior lighting, soft seating and pavers, a fitness/yoga studio, indoor/outdoor bike storage and a modest amount of off-street parking. The project also envisions an outdoor roof deck amenity for residents.”

Thats nice that theyre also building a residential building at the back of the lot, looks good.

The street facing garage isnt the best, but considering this has a pretty large garage they actually do a pretty good job of hiding it from the street.

The Proposed Project is to construct a six (6) story, seventy-one (71) unit addition to the rear of the existing apartment building at 11 Parker Hill Ave. The existing building will undergo no changes other than updates to the façade to better match the new addition.

 
Wow, that's a huge vacant lot, great to get it developed

Mission Hill might be competing with Beacon Hill as the least active neighborhood for new construction in Boston right now. None of the proposed large projects out there, including 80-100 Smith Street, 11 Parker Hill, 804-812 Huntington, 77 Terrace, etc. had any activity going on. The Wentworth field is complete and nothing was happening with the neighboring abandoned buildings. 140 Smith was sitting vacant. If anything is going on in Mission Main I didn't see it.

Anyway, here's everything I saw in the neighborhood Sunday:

The Notice of Project Change (NPC) filing, seeks to reduce the building to a 6-story building with 65 rental units and 24 off-street parking spaces.”

Looks like they might be reverting back closer to the original 2020 proposal. Smaller units, more one bedroom units, single story base. This is the second change (last one in 2021 went from 6 stories to 7 with more two bedroom units).
