The Carpionato Group has once again proposed changes to its overhaul and conversion of the Narragansett Park Plaza into a mixed use retail, restaurant, residential and office space lifestyle center. The project has undergone many delays over the last several years due to the pandemic and economic conditions. The once vibrant plaza built in the early 1980's has languished over the last two decades after Stop & Shop closed its store but refused to abandon its lease despite repeated pleas from Carpionato. The chain did so to prevent local competition from another grocery market. The loss of the market, the main traffic generator for the plaza, created a death spiral with most other tenants also eventually leaving. The complex is located on the very busy four lane Newport Avenue/Rte 1A corridor straddling the border with parts of it in both Pawtucket and the Rumford section of East Providence. It was built on the site of the previous parking area for the former Narragansett Park Horse Race Track.
The Narragansett Industrial Park, with a large Hasbro office presence, is located behind the plaza on land that was once the race track infield and barns. It is located next to the Gansett Plaza in East Providence which contains a Burlington, Brunswick Lanes bowling ally, and Aldi (presently under renovation). Several other retail strips and stand alone fast food franchises are located along this busy stretch of road. A new plaza with a Cumberland Farms, strip mall, and apartments is also presently being built in this area.
