Exactly -- especially as this is just the first of many phases that have been proposed -- replacing that stretch of industrial / warehouses TOD-style on the Red Line from near Broadway and headed toward Andrew Sq along the Dorchester AveIf we can give 6 story projects in Allston their own thread, we can certainly split off a dedicated one for a 21 story building! All of the sub-21 story South End projects have their own threads. The shorter projects in the Seaport have their own threads. I'm pretty sure there's a 4 story lab in Kendall that has its own thread. I think it should go without saying that, at a minimum, any stand-alone 12+ story project can have its own thread.
George -- how about 50,000 sq ft -- it might be condos [25 or so] it could be a boutique hotel or it could be a small lab/r&d office building or it could be something else like District HallLet's try to qualify that any project that has more than 20-ish units gets its own thread. It can be hard to bust up all of the neighborhood threads in a helpful way, but going forward, if you find a development that's adding more than 20 units of housing, give it its own thread.

This size of a structure would be infill in the Seaport or Kendall Sq. but if it was built on the edge of an existing residential neighborhood -- it would be a "Major Project"
