Old Port Square (née Canal Plaza) | Portland

Made a couple edits to illustrate this building without the canopy even though that design has been growing on me over the last day or two
Nice work and I prefer it but I'll learn to live with the canopy if it remains. Could you possibly edit the bottom two photos and remove 8 floors so we can all get a perspective on the original vision at 22 floors and 283' just in case the developer has to scale it down? Would like to get a visual on the worst case scenario and how it blends into the skyline. Welcome to the forum! (y)

Thank you lmao, I’ve been lurking a while since I’ve been banned for saying some not too nice things about Peter Monro back when I was in high school.

Here’s a version with 10 floors removed.

I will be honest. The 283’ version seems to flow with the rest of the skyline better, but that’s not a reason to not grow!!!

I'm curious how it will look from the street level of 295 as that's where most will see the skyline.
I'm with you TC and was surprised a rendering from that vantage point was not included.

A little trivia: If the Old Port Square tower gets built at its current height of 380' there is only one other city in the United States with a population of less than 99,000 inhabitants that would have a building taller. There is a 418 foot tower in the small town of Oakbrook Terrace (pop 2700) that is a suburb of Chicago that I'm not counting along with any remote casinos located on tribal property. Any guesses? DZH22 may not even have to do research for this one! :)
Aventura FL has a 400 footer and a population of about 38k.

Sunny Isles Beach has 20+ buildings above 400 ft with 3 750 footers under construction

other cities not mentioned with buildings taller under 100k:
Southfield, MI
Itasca, IL
Tyson's Corner, VA
Reston, VA
Fort Lee, NJ
Guttenberg, NJ
Riviera Beach, FL
Miami Beach, FL
Hallandale Beach, FL

a lot more I probably missed (not including any casinos)

Appreciate the efforts and all of the answers are legitimate but I was focusing on places that are not a suburb, satellite or bedroom community of a large city. My trivia question was poorly worded and the biggest mistake was changing the population from 70K to 99K in order to eliminate Albany, that sure backfired! Nice seeing participation from some seasoned and newer members! :)

So what was your intended answer?

Pretty clever by utilizing the architectural cap for the restaurant and sky lobby! Are the 13 floors of residential going to be condos for purchase or apartments for lease? The 1618 sf Presidential Suite on the 15th floor will be the most coveted hotel room in northern New England.
