“The Notice of Project Change (NPC) for the Olmsted Village project proposes to make minor alterations to unit counts within individual buildings from the original approval resulting in a net increase of 21 additional units, reduce the overall parking count by approximately 2 parking spaces, and make adjustments to the affordability program resulting in an increase in the total number of units of affordable housing (as defined in Article 87 of the Code) from 197 to 226.

The Olmsted Village Project, as approved in February 2023 consists of six new buildings in three different housing communities: one six-story building containing approximately 127 affordable senior housing apartments with a community center, medical suite, and child care center on the ground floor (Brooke House); one four-story building containing approximately 60 affordable intergenerational apartments (Treehouse at Olmsted Village); one four-story building containing approximately 43 mixed-income family homeownership apartments (Russell House); two three-story buildings containing approximately eight market-rate family homeownership apartments; and one four-story building containing approximately 31 family mixed-income homeownership apartments fronting on Harvard Street.”

2Life Receives State Funding for New Senior Housing Development in Mattapan​

“Brooke House at Olmsted Village, a senior housing development in Boston’s Mattapan neighborhood, has received an award of low-income housing tax credits, state bond funds, and rental subsidies from the Healey-Driscoll administration. On track to start construction in early 2026, Brooke House will provide 127 affordable, service-enriched apartments for seniors. Apartments will be 100% affordable to households with incomes up to 60% area median income (AMI), with additional subsidies to support deeper levels of affordability. The award is part of the administration’s push to expand affordable housing opportunities across the Commonwealth……….”

This project had been approved by the Planning Department back in March. It hasn't mobilized yet, although the pad site for Buildings 3-5 was at least partially completed as part of the Olmsted Green development, and West Main Street has built to eventually extend to Buildings 1 and 2.

Developer buys 10-acre State Hospital parcel; 287 units planned over 3 phases​

“A state agency has sold a 10-acre parcel of land on the former Mattapan State Hospital property to a development team that plans to build 287 new housing units— the large majority deemed affordable— on the site, known as Olmsted Village. Construction is expected to begin early next year.

The state’s Division of Capital Asset Management and Maintenance (DCAMM) conveyed the land to Lena New Boston II and 2Life Development Inc. for a reported $6.75 million. The deal is part of the State Land for Homes initiative, which fast-tracks housing development on surplus state-owned land.
“This closing is an important milestone, initiating redevelopment of one of the final parcels of this 175-acre campus,” said Gov. Healey. “The new homes that will be built on this site, alongside amenities such as childcare and community centers, will provide a great place for seniors and young people alike to build their futures.”

The Land Disposition Agreement (LDA) has been in the works for a couple of years with planning, permitting, and design phases now completed…..”
