Roslindale Infill and Small Developments

I’m sure the fact that it rained all day made it look a lot duller. Wet brick is not as bright as dry brick and theres still a lot of mortar they need to clean off the facade as well. Looks like a quality addition overall imo, thanks for the pics.

Yeah it was the worst possible conditions. Still, the renders showed a more terracotta colored brick and the actual brick is def darker. I’ve been very enthusiastic about this project and the brick on the new building across the street looks excellent. So I am hopeful this will too. That being said, the overall impression was much heavier and hulkier than expected.

Arx Urban's proposal calls for 19 of the apartments to be rented to people making no more than 70% of the Boston area median income. That's 61% of all the units, compared to the city's affordable requirement of 13% of units.

The Rozzie Square Theater and Delicious Yogurt would return to the building, with below-market rents, while Dragon Chef and Bob's Pita would get subsidies to move to new locations elsewhere. Arx Urban says it will work with the theater and yogurt place to find and help pay for alternate spaces during roughly 18 months of construction……..”

The design is ugly, does not belong on Washington or in this neighborhood, and the street level facing aspects are ghastly. Nevertheless, I’m happy it’s approved, such is the state of abysmal affairs.

It was a far better plan before the ZBA forced many rounds of revisions and shrinkage.
 
Draft Squares and Streets released today. A lot of suggestions but it assiduously avoids any concrete depiction of what changed zoning might look beyond beyond a cautious rendering of a new building on the municipal lot. Also, rather humorous to see them suggesting the MBTA might decide to develop its lot. Lol.

Final final thing... I wish the city did the same thing instead of their renovation of the Roslindale Library. It's very similar to the West End Library — low rise and circular — and really would contribute more to the urban fabric with housing (or more floors) on top.
I can't find anything on-line to confirm this, but my recollection is that there were structural issues that didn't allow for additional floors without a full tear-down.

Thanks for this! I am glad to hear it was considered. Perhaps in the future. While I like the library, the shape of the building, at that particular corner, alongside the fact that it is a library (which projects an institutional, rather than street level retail, type feeling), somewhat detracts from the visual and urban experience of the Square.

It is kind of permanently a low rise in an era when developers, the city, and many in the neighborhood are looking for more mid-rise construction. If it is ever replaced in a manner similar to the West End branch concept, there will be a fight from the usual NIMBY suspects, and frankly, there are some easier fights elsewhere in the Square that should probably precede that one.
