Not sure why I cant find this on bostonplans. Phase 1 is already complete, but the cores for phase 2 are already built and phase 2 should be starting soon.

Phase 1 restored the historic berwick cake building in nubian sq. Phase 2 is adding additional floors in top of the existing structure.

“1127 Harrison Avenue is a mixed-use development pairing workforce co-living housing with sustainable community commercial space. Once home to the Berwick Cake Company, the project, with its prominent location along the Washington Street Corridor, will be an important piece in the preservation and continued revitalization of Nubian Square.

The project proposes 95 compact units in a co-living community, offering community-driven workforce housing for single and dual occupancy - preserving existing family housing stock while offering a catered solution to a growing urban demographic. By separating communal and private spaces, co-living housing offers greater density, affordability, and efficiency while fostering a larger sense of community within the development……”

I can’t believe that even a stately old brick building is turning into a goofy instantly dated alternating windows paper five over one.

201 Hampden Street

“201 Hampden Street was previously approved as a five-story, approximately 20,430-square-foot condominium development containing 13 market-rate residential units under Building Permit ERT 959528. The site has remained vacant and unimproved for more than 30 years. In response to evolving housing needs and market conditions, the proposed project seeks to increase the number of residential units while remaining substantially within the previously approved zoning envelope. The revised proposal maintains the approved building height and features a smaller overall building footprint and gross floor area, while introducing a more efficient unit mix and floor plan layout that increases housing production. The project will provide 24 homeownership units, including three Income-Restricted Units, helping to address Boston's housing shortage while delivering a high-performance, transit-oriented residential building adjacent to Dudley Town Common.”
