Seaport Neighborhood - Infill and Discussion

“housing built in mass tracts... for the burgeoning working class.”

words that will never be spoken together again...
Stick -- that never really applied to Boston Area -- we never had a Levitown in NY*1 ,PA*2 , NJ, nor an Irvine Ranch in Southern California-- 4 of those kinds of developments separated by about 20 years and 3000 miles

The closest the Boston Area came to "housing built in mass tracts for the burgeoning working class" was when East Cambridge got developed between the end of 19th and early 20th C with many hundreds of "Tripple Deckers" -- or of course [for a "slightly different kind of working class" and slightly different definition of burgeoning - -the Back Bay circa 1880]

*1
Levittown NY
began 1947 -- By 1951, it and surrounding regions included 17,447 homes constructed by Levitt & Sons.
*2
Levittown PA
between 1952 and when completed in 1958, 17,311 homes were built.

Beeline -- the rink pix capture the rapid transformation of the Seaport from development zone to neighborhood
Sorry to all of you who want it to be another North End or Back Bay -- things change over the centuries -- materials, methods of construction and peoples interest in how to relate to their ethos

This is the new Neighborhood of the Seaport -- it is Not Southie nor is it just an extension of the Fin District -- and it is even developing several distinct sub-districts

It also still has the potential for nearly as much more to be developed as has been already -- although the new development being further from the water fronts will be different in character

Neon -- Great Foggy Pix

reminiscent of James Abbott McNeil Whistler's work in London late 19th C such as:

PS a number of such genre Whistler's paintings are locally displayed at MFA, Harvard Fogg [ironic?] and Isabella Stewart Gardner

These were uniquely possible because in Whistler' era industrial London burned a whole lot of soft coal and low smoke stacks emitted an abundance of aerosols which provided ideal condensation nuclei for the formation of Water Droplets near to the surface [aka a Fog]

Really starting to come together, with the parking lots becoming isolated and streetwalls beginning to form. Even then, it’s remarkable how many parcels haven’t opened (and so aren’t contributing activity) and how many lots are left to go. In particular, there are two large parcels along Summer that could connect the BCEC to the marine park, and of course the remaining Seaport Square developments. Exciting progress!

Yea its pretty crazy but theres an ENORMOUS amount of room left to go still. This neighborhood isnt “finishing” up (no neighborhood is ever finished) but even close to what would generally seem a complete neighborhood for 25 years minimum. All that land beyond the bcec around D and E st, the gillette area, marine park... even seaport sq has probably 10 years left before all parcels are filled in. Theres enough room though for this to deliver new projects for decades still.

Lots of great progress so far though especially in 2019 with omni and m parcel. Those havent even finished yet so thatll be huge. Then N and P along with Amazon should finally break up the still very vast area that exists here and at least make from the bcec to the water feel like a neighborhood. Hopefully development starts getting more patchy to add a few here and there to the wide open areas vs concentrating everything in one area. Its been good to get it started though.

Seaport Square Block P | 400 Summer Street is either under construction or starting soon, depending on how you interpret the excavation permit

Anyone have any info on Seaport Square Parcel D they can post? I tried searching the forum and didn't find anything current. It'd be awesome if it broke ground this year.

I'm thinking of Block P like Parcel H of Fan Pier...the foundation is part of an earlier build, but the above ground building is not under construction (nor proposed)

It's certainly proposed, considering the building went through BPDA approvals and was then leased to Foundation medicine. You may be thinking of N, which is only under subgrade construction, but that also went through a recent NPC and full BCDC design review, so that's also proposed.

Heh. Fan Pier Park looks nothing like that plan.
