Those last couple of photos are E 2nd St. I had trouble pinning exactly where it was at first but it's next to the Greyhound garage. I've probably passed it hundreds of times but never really noticed it. The lot next to it on L has to be a target for development at some point.

“The Zoning Board of Appeal today unanimously approved plans by a developers to replace a triple decker and some vacant land with a nine-unit building at 175 F St. between West 3rd and Bolton streets.
The plans, by developers Evan and David Lank of Hyde Park, call for one studio unit and eight units ranging between one and three bedrooms. The project is small enough that it does not trigger the city requirement for affordable units.
The plans also call for six parking spaces and two roof decks for the owners of two units on the top floor….”

Yes!!!!! HUGE upgrade architecturally and usage-wise. We seem to be seeing more and more small, incremental upgrade plans with housing and street level activation the past few months. There seems to be a low level gathering momentum.

I hope they can reopen in the new space like the Playwright did a year ago.
 

Mixed-Use Redevelopment Planned for South Boston Savings Bank Building​

“Cedarwood Development has filed plans for redevelopment of the former South Boston Savings Bank building at 460 West Broadway in Southie. The bank building would be renovated as the new home of the South Boston Division of the Boston Municipal Court and a vertical addition accommodating twenty new residential apartment units would be constructed. The former bank building, which is to be substantially preserved, was constructed in 1948 in the Classical Revival style and is included in the state’s MACRIS inventory.”
