If they're expanding the sidewalk why not expand it even further and create a fully separated bike lane. Vast majority of people won't use a bike lane in the above design due to safety concerns (myself included). Always frustrating to see all these new developments going in everywhere and the refusal to require the build out of more separated bike lanes as part of it.
There’s a 3 foot buffer! Surely a Dodge Megalodon won’t be able to cross it.

"The project consists of 127 housing units at 128 and 145 Cambridge streets, over 650,000 square feet of office and lab space at a 10-story building at 40 Roland St., and the reuse of the existing building at 25 Roland St. for 25,000 square feet of subsidized community retail space. In addition, the plans call for nearly 7,000 square feet of open space at 89 Cambridge St.

Twenty percent of those housing units in the two proposed six-story buildings on Cambridge Street will be affordable units."

That may be the worst air quality park (89 Cambridge) in the entire metro area. Cambridge is a car sewer and you're right below the highway, too. Absolutely crazy. Somerville already made this mistake on Broadway nearby...

145 Cambridge's ground floor parking needs to go - this should be a retail space. Only steps to Sullivan Sq Station! And the "Improved" option removes bike parking!?!

I agree - 89 Cambridge is no place for a park. I'm very confused about why this location for a 'park giveback/community amenity.' Appears useless as currently designed as well (aside from the hoop where you substitute ASTHMA for HORSE)

Came across the updated 128 cambridge street development on the rise Boston website. Its one of the residential parcels that was split off.

Quote from the first page:
@Equilibria BBJ article mentions the lab peak concern as well.

Rise and Trax are also making some changes to the project’s residential component. Instead of a 60-unit building at 116 Cambridge St., they are now planning a 72-unit building at a nearby address, 128-142 Cambridge St. The other residential building will still have 52 units. Duverne said the firm sought to maintain its residential commitment given Boston’s housing crisis.
