I guarantee there will be a lot of 23 year old research assistants or whatever who don't want roommates but want to be close to work and in a good neighborhood. I've lived in less than 500sf in a very dense urban area when I was younger and it was exactly what I needed for the time being.

I don't think research assistants make 3k a month, let alone afford that in rent...

Size wise it would be just fine for one person. The 399 one would def be too small for more than one but the others you could probably make it work with two.
 
I’m definitely exaggerating but not by that much, I’ve seen people with just a few years of experience cross $100k when the market was hotter. My only point is it’s the developers’ game to lose, and in a rental market that’s underserved they’ll be quick to make concessions if they can’t move units. Build the adult dorms if you think you can rent them, my impression is there’s still demand in that segment.

Not so much RAs but new hires at anything in Kendall, yes.

Yup, 4+5 are on Lake St. 6 is on Hawkins @ Lake. I couldn't tell if the alley next to the park will be publicly accessible or reserved for residents of "Union 436."

On walk to Market Basket, I think there was a sign that said the alley was open space.
 
Time Out named Union Square one of the 38 coolest neighborhoods in the world (I remember when Allston made this list a few years ago)!
