Well, this time we go a bit south of my Lynnport Village for a more TOD-based development and that doesn't rely on a potential rail extension.

What do we do with a closed down dog track next to a rapid transit terminus? Build a flippin' residential community with some mixed use (ground retail, residential above)! But what do you do with the lost station parking lot extension? Build a garage over the station's parking lot on the east side of 1A.


Again, Oak Grove Village was the inspiration for this. This time I added buildings to the map though, which also further reflect my inspiration. However, the buildings are quite out of scale and rather sloppy, but they're just giving the general idea.
 
It's an area that has untapped potential. With the potential Casino apporoval in 2011, a Wonderland Casino would be better for that area. Maybe not.


The only roadblock (no pun intended) is that every future development for that area WILL be based on the Commuter Rail project. Especially if it's a 'shovel ready' project.
 
Also, if the Blue Line is extended along the Commuter Rail ROW then it will probably need to cross to that alignment through this area. Cool idea though.
 
Or the blue line could cross over at this convient empty spot further up the beach. There's a clear path from where the tracks end now to this space. It looks like the tracks were intended to be extended though here. I like the neighborhood idea better than the casino idea. I'm not fan of putting casinos in places like Revere Beach. They just end up being sad. They should either be glitzy in a nice part of a city or off a highway ramp somewhere in the woods.

Well, plenty of people live in Brooklyn and commute into Manhattan every day. It's 45 minutes by car, according to Google Maps. Meanwhile, the Blue Line from Wonderland to Government Center is 26 minutes by subway.

So, how about a student village, along the lines of what Barry Bluestone was envisioning during his talk, last week?

I would hate to see this place lost to some run down lowly casino. I agree completely with gooseberry.


Also, I see the commuter rail stop that was proposed for the general area here as being quite useless. Chelsea to North Station alone is a 12 minute ride (compared to a 17 minute ride directly from this location to Government Center which is even closer to downtown) and there's no free connection with the commuter rail. If you get a pass for the commuter rail AND subway it has to be a paper one. Also, they may screw you into a Zone 1 fare/pass instead of Zone 1A, so it may cost more than double just to take it.

So if they want to add a cheap platform, go ahead. It should be a flagstop only, and I would assume the only people using it would be either transferring to another commuter rail line, or are doing a reverse commute to Lynn or Salem. So we're talking very minimal impact on development as far as commuter rail goes, in my opinion.
 
I'm thinking the environmental issues would really hamper such a development. I think it's a good idea but so would an ecological renovation. I don't want to get down on this, I really dig it, just have to think about it from all angles. Keep it up!
 
Apparently I had too many marks/shapes/lines on the map and it caused a second page of them to appear on the sidebar. You can only see whats on that page on the map at a time. So in order to make everything appear, I removed the residential shapes from the Bell Village.
 
Like it A LOT. Especially the fact that you incorporate the restored wetland and a common area. Much better use of the land.

I actually think similar thing should be done on the old race track in Salem NH, but since here in Salem it is a bit more historical, restore the building and preserve the actual racetrack, all the stalls go.

I like your idea.
