100 Fore Street | Portland

Trying to bring some energy into some of these long forgotten but still potential projects! The final piece of Wex’s plan could be a bit better but at the same time, it’s much better than the gravel lot on the waterfront! Hope there are some updates here soon.
 
Wex 3 is 70 Thames - seems very much stalled.
 
Yeah, that last corner lot is definitely stalled for now--WEX consolidated down into just 1 Hancock a couple years ago and has been actively downsizing their real estate portfolio since, including the planned office in Scarborough. WEX doesn't actually own either building--I'm surprised the owner/developer hasn't been able to find another anchor tenant to build the third building, with or without WEX.
 
Is this one of the parcels that increased its zoning? Maybe they decided they could do better than 3 measly stories and are going back to the drawing board.
 
The actual project this thread is about - 100 Fore - is long complete and is the interim home of The Roux Institute. It took me forever to find it, but the lot at 70 Thames, the parking lot that was recently discussed here, has a 45' height limit as well as being in the flood zone.
 
It's interesting that the planning materials related to 70 Thames all show Mountfort St eventually being extended downhill to the marine terminal entrance

Yes, that's definitely in the city's concept for the area. Wex and 100 Fore were both designed for it; the blocker right now is 140 Fore (the taco place and the Wex gym). Whether it ever comes to fruition, either for vehicles or as a pedestrian byway, is anyone's guess.
