Landlease/Hudson Group.

I love the design of this. The pavilion that I posted earlier could be improved though.

This rendering would look good for the first skyscraper proposal to be built on MARS.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Lendlease (not "landlease") gives me a distinct Chinese vibe, like the Bird's Nest meets the Bank of China Tower. That being said, I like it.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

I don't think we'll ever see a better proposal for any parcel in Boston than what was just submitted by Lendlease.

Wow.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Is the Lendlease tower curved or is that an optical illusion?

Either way, its awesome. Build it yesterday.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

We need to take the Lendlease tower and put it on the Millenium base.

We shall call it the Millenilease building.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

1. Lendlease is great and should be built. I love that it will be lit at night like the Birds nest.
2. I also love that Transnational proposed twin towers, although they look short and unimaginative. Wouldn't cry if they won.
3. Accordia had one angle where the building looked like the Sears Tower, I'd accept that too

Here are the money renders from the Lendlease proposal - first one posted had a filter over it.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

I think it's pretty likely that HYM will win, and I don't mind. The tower is quite striking from the narrow sides, and interesting from the slabs (and different on each side). It's derivative of the One Congress office tower, which is interesting because they have different architects, but apparently HYM wants to establish a visual brand. They also have the best ground level of any proposal, pulling from the Rudolph building into the mid-rises, and the church is cool.

Downside: Loooooong timeline because of the multiple phases - not done until 2023. HYM has made us wait before.

Lendlease (not "Landlease") is attractive and cool, but that's a design studio, not a serious proposal. They don't expect to win. If they somehow do, they need to fix the ground level, and why the heck is the observation deck halfway up? I mean, I know why - they don't want to build the public elevators any higher - but don't half-ass it. Either do it or don't.

Accordia has great massing but terrible colors, and somehow the whole thing comes out looking boxier than it actually is from every angle. I suspect they dropped the rust because it would clash with the ubiquitous (and silly) tree platforms. Those will be VE'd out eventually, so just drop them now and change the color back. Most of all: You had a great proposal and you reduced it in every way. What the hell?

Trinity got better, but still isn't there. Their proposal document looks amateurish.

Trans National has two boring towers for the price of one boring tower, and keeps selling the combined site without actually doing anything with it. It actually hurts them in this round because the other proposals have pass-throughs, multiple footprints, and public spaces on the ground floor, while they've closed it all up. Also, the exterior of the ground-level looks like it belongs in Waltham.

I think I would like the Millennium proposal in isolation (it's got a Chase Tower in Chicago vibe), but the massing is awful. It only has one good side. I actually liked their proposal from last year better, and honestly, it's a lobby. Call it a lobby.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Wow the Lendlease proposal is gorgeous I really hope that is the one that is selected. As others have said it would easily become a new landmark and could displace 200 Clarendon as Boston's skyline symbol.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

^ Dammit, Lendlease says "Boston Commmons" in their Shadow Study paragraph. I no longer support that proposal...

(only partly kidding)

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

The HYM site is actually at 100 Arch Street where St. Anthony's shrine currently sits. I wouldn't be surprised if this is chosen because of the park it creates and the superior ground level integration.

The Trinity proposal is 40% affordable housing which is interesting. Maybe that is why it looks cheap.

If Obama likes Lendlease so do I. (page 2 of their PDF)

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

I'm a fan of the twin tower Transnational proposal.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

I don't have time to go through the PDF's right now. Are there heights listed for each project?

At first glance I am a fan of Lendlease and HYM. I hope one of those gets built. In fact, in a perfect world, BOTH of those would get built!!!

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Not a lot of love for the Accordia Observation Deck. I think it looks unbelievable.

A cursory glance yields 725' for everyone accept Millennium, which is pushing for 750'.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Lend lease has the cool factor, although from federal st that cultural pavilion looks odd.

Accordia is the only proposal with an observation deck and above that a top floor restaurant and bar! Can't believe no one else threw that in. All the other observation decks are towards the ground floor or mid way up or in MP's case non existent! Love the concert hall from MP but they give no observation deck - using the excuse that ground floor is better amenity for the city. I'm interested to see how the BRA reacts, thought that was requirement.

HYM is also a standout but that timeline is ridic...

Trinity sucks...looks like a double height Kensington.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

I haven't had time to review the other proposals, but during a snack I looked at half of the Lendlease proposal: oh yes, please. Begin tomorrow. And I'll have another great view from Ye Olde Keystone Building.
