Yeah for real. This is the welcome arch to the North End. At the very least bump it up to like 5 stories.

This is the kind of crap you get when as of right development caps at FAR 3 and 55 feet. If you didn't have to fight WWI trench warfare against the neighborhood association to get any variance approved I bet this would be several times higher.

I don't really give a shit about the height but I am curious about the plaza.

Is it not being built on because 'it's always been there' or is there a legitimate reason for keeping it there?

I think this is a good way to keep the area mostly in tact while adding more retail. Looks fine to me.

I really like the building. Great design of the building itself. Very aesthetically pleasing modern clean facade and fantastic street presence. The plaza is weird. Dunno if that might just be a rendering thing they didn't consider deeply or if they actually intend to build it that way. Could be either.

The plaza does look odd, barren. Maybe if they include a HubWay station, more trees..

I think this did have a thread before, and in that discussion it was determined that the plaza is actually still a street right of way leftover from pre-Dig era. Carries over to the next block north, too.

For some reason Google maps won't open for me right now, but I recall seeing it appear there as a street. So it can't be developed without first getting the street abandoned - good luck with that.

This likely factors into the FAR calculation.

One more floor would been fine for me, aesthetically speaking. As it is, meh. Not a catastrophe, but meh.

Would be nice if one of the restaurants had a rooftop terrace with full bar service similar to what's at the Envoy Hotel. Nice views overlooking the Greenway and city.

There is a hubway there, it appears they use it as some sort of driveway/ drop off area similar to a hotel. Could really do with a mini park-let to tie in with the greenway. That combined with the activation from the retail (hopefully some outdoor seating at cafes/restaurants) would really improve the space.

I dont think the height is bad I do think adding a roof deck would have been a great idea though.

From what I seen, some use it for temporary parking because I believe it is technically "closed" off from vehicles. The Juicery is a smoothie place in the building there and I see people park there run in and run out. The plaza with the same design across Salem street, seems to permanently have cars parked in it. Temporary 15 minute parking would not be the worse idea for its use.

They could have laid pavers wherever the street goes and added trees and benches to wherever the sidewalk is supposed to go and it would have been a much better plaza. This whole thing seems ass backwards. Cars do still use the part that they can get onto, but at least throw some pavers down or something. This should kind of tie into the whiskey priest debate where if it will greatly benefit the public certain things should be able to get through without a ton of hassle. The parcel should be developed right up to cross street. If not, allow a nice plaza in front with benches, planters, pavers, trees, and whatever else to make up for it.
