So much for the crybabies on this site who keep saying that no convention hotel could ever be built without massive government subsidies. This is an example of what happens when government hacks get out of the way of business.

This is exceedingly inapt phrasing.

Government wasn’t previously in the way of business on this particular hotel, government was making noises about handing over taxpayer money to help business build the hotel, either directly via subsidies / tax breaks to the hotel, and/or indirectly by expanding the convention center (not the same things).

Then, a new government administration declined to hand over money to either of those tasks. And yes, there were some who complained about government’s “failure”, but in this case the complained-about “failure” was the refusal to subsidize business, whether directly (hotel tax breaks) or indirectly (convention center expansion). Now we learn that business is able to do this hotel after all, without either the taxpayer subsidy or the convention center expansion. A bluff was called, and the business sector has incurred absolutely no harm in having that bluff called. We as taxpayers very clearly have benefitted from that bluff being called.

So while I share some of your disdain for those on this board or elsewhere who complained that this hotel couldn’t be built without the convention center being expanded and/or subsidies for the hotel, I do not share your belief that this shows what happens when government gets out of the way of business. Government was not in the way; to the contrary, government was being asked to get very much IN the way with outlays of taxpayer dollars, so as to create the demand and/or make the hotel financing work.

Declining to hand out subsidies and / or expand convention centers is a very different thing than getting out of the way. In this case, those doing the governing were not being hacks, they were being very sensible and saving us all money. Show some respect.
 
^Agreed. I mostly see this as vindication for those (including me) who did not see BCEC expansion as necessary to drive hotel visits citywide (which were already overfull)

Clearly this new hotel will be the go to place for conventions, freeing up space elsewhere for normal business travel demand.
 
I may be late to the party but does anyone know what the status is of expanding the BCEC itself? Is that still on hold?
 
Went by the MDOT research bldg. on D Street yesterday and noticed that it is totally empty and these two notices were poster on the front door.

Is demolition in its near future?????

This may be the future home of MassDOT District 6 when they get kicked out of Kneeland St. Not sure if it's here.

The MassDOT research and material central laboratory is now located in South Boston on land owned by the Massachusetts Convention Center Authority (MCCA), which is poised for future expansion. The lab is deteriorating and approaching "unacceptable working conditions," according to the state.

and from last December:

On Tuesday, the [Hopkinton] board [of selectment] will also consider the name for the access road to the Westborough Service Plaza off the MassPike. The state Department of Transportation is building a new laboratory off the road to test road materials. The options: Leo Stevens Way, Macadam Road or Grace Avenue.

Not just that - their role is to test road paving materials and approve them for use. They're literally responsible for asphalt.

According to the last BCEC expansion plan this bldg is on the NE corner of the expanded convention hall footprint and directly across D street from the D street (Future Garage) parking garage.

 
Not sure what this means, but there is some activity at the site of the (future) Massport Transportation Center (parking garage). First they seem to have closed the parking lot. Second they are scrapping off the gravel layer down to bare earth and third white markings have started to appear.

It really bothers me that the Westin has declined to do the expansion given the state land they were handed. Expansion should have been mandatory if certain criterion were met.

It just goes to show that Mass. officials should not be getting involved in complex deals, they just are not capable of successful negotiations. (Like we needed more proof of this when the state insisted that the HQ hotel could not be built without subsidies and then Omni offers to build a 1000-room hotel with no subsidies).

The emphasis on expansion (as if it is needful/current) skews thinking and scares me every time I see there's a new post in the thread

I've been watching them do this for weeks, but it's not related to the BCEC as far as I know. It's part of the land Pappas leased from MassPort for 75 years in 2010.

There is (or was before they paved) a sign on the fence on the 1st St side offering to lease the lot. Maybe they'll rent individual spaces to residents? Or maybe a car rental company is going to use it - why else number the spaces?

In regards to the Massport Transportation Center, Skanska is preparing to mobilize and start construction relatively soon (first of the year?) which would explain the site activity.
