If there was any chance i could attend either meeting i would have. i will attend as many meetings as possible. It's always preferred to listen, clap, and possibly utter a few words in support–when troublemakers filibuster. Even with this awful turn of event's, it's hard to admonish Caesar.

We will see how Millennium handles this project. But I believe we might be in a Bear Market. Looks like they might be holding the bag on this development.

The market is certainly taking a beating. If I can drum up the enthusiasm, I will attend tomorrow's Civic Design Commission meeting.

Don't be ridiculous. A correction was needed, but there's no recession at hand barring something extreme like war with NK.

Unless piles of behind the scenes derivative trades on credit lead to margin calls which an overextended bank like Credit Suise cannot afford to pay which results in their collapse which results in hello 2008

lets see how tomorrow goes.

I agree with you. Originally the Fed wanted to raise rates at least 3 to 4 times this year to begin to "clear enough cap space" to have room to stimulate the economy in a down turn.

The Administration, on the other hand, is pursuing a "weak dollar" to stimulate exports and improve the balance of trade as a MAGA policy. Tax changes will make it easier to repatriate corporate profits now hidden away in overseas tax havens.

The weak dollar/low interest makes it easier to finance the deficit, which will increase because the tax cuts will be funded by an increasing deficit.

So it is a gamble that the MAGA policy will stimulate the economy enough with tax cuts and repatriation of overseas corporate profit that the deficit financing of tax cuts will be only short term. Its a gamble...

As pertinent to this project, I'd get moving now while the cost of financing is low.

It's actually a late cycle correction. Any project that isn't fully funded and started in the next year may end up being stalled. But not at this current moment.

Aka I see it as a warning shot.

No, I don't know that, but I'm looking at the evidence that the economic cycle may peter out in about a year, and that affects large construction projects usually in that money dries up for anything but the lowest risk projects.

Good to know. BTW, what is your method for knowing what will occur in the future? Crystal ball or something less cliché?

How about a project that already has financing if approved in that time table because I'm involved in it. Does that count or is that too crystal ball for you? The point is, its project to project, owner by owner. You cannot make a blanket statement. The sources of financing are vast these days, including a high tolerance of risk from foreign investors (big and small).
