It's a bit more nuanced than that.

If the prevailing trend is to convert two- and three-family homes into condos, we're removing a key rung from the property ladder, and in doing so, we're making our neighborhoods a lot less vital and interesting.

Any neighborhood where condos are being built, the 2 families are over a million and 3 families over 1.5 million. The idea that they are still a key rung on the property ladder is ridiculous at the moment. They no longer are buildings one can buy to make property ownership affordable by having renters. You have to be wealthy to even qualify for the mortgages on them.

Agreed.

With condos you've got individual homeowners. Honestly with triple deckers you see more investors then you do live in landlords.

I think it really depends on the neighborhood - three deckers can be more around a million, and two families under 600k.

The vast majority of Dorchester can't qualify for a million dollar mortgage.

And so, you've made my point for me.

In East Boston, a three family with some deferred maintenance can be had for under $700K. A $200K investment will yield three condos for $350-$400K each. It's a great return for the investor alone. It's purging the neighborhood of its vitality and authenticity.

And I know, this genie has been out of the bottle for quite a while. That doesn't mean that I have to like it...

Depending on the part of Dorchester, you can get a fixer-upper three decker for vastly under $1 million. That said - three deckers are definitely the realm of developers and have been so for quite a while. Two families are still viable, though.
 
You can get a $934,000 loan on a three family with a 640 credit score and 3.5 down, and count some portion of the expected rent against the DTI

If doing FHA, you can also roll in a portion of the costs to fix it up, too, with their rehab loan product. The City of Boston also has (used to have?) the 3D program that gave basically 0 down and money to fix them up, too.

Can I just quickly bitch about how public sector unions, particularly police and MBTA unions, are outrageously corrupt. Why is there no sense of cost control in this state? And i'd say at least half of all police details are unnecessary, there is no reason to put people with 100k+ base salaries and high overtime rates onto traffic details.

I wonder how much State Police details have cost for the Longfellow Bridge project alone. It's gotta be in the millions, right?

Go to any other airport in the country and the people shooing cars along curbside are random dudes in orange vests. Go to Logan and they're Staties making $200k+.
 
Plus I always see cops detailing small national grid or ever source crews on side streets. Why? What's the point? Just get a truck out there with orange lights at the top and it'll do the same thing.

Lifetime Pensions, Lifetime Healthcare for the political garbage. Unions have been a big part of the downfall for the Democrats especially with stimulus packages.

America is on borrowed time this ends bad for the American working class taxpayers including our freedoms continue to be eroded. Most likely a currency crisis which starts another debt deflationary collapse (The banks will be bailed out again) expect inflationary across the board as the FED will ramp up the printing presses once again.
Still nothing has been solved financially for America fundamentally with the same system since 2008 besides money printing and low interest rates. The groups that benefit to this way of thinking is Corporations, Politicians, Rich. What has that solved? Massive Income inequality.

#1 I would like to see a proposal from Washington that we get to replace all lobbyists with a independent group of lobbyists that only represent America Humanity of SCIENTISTS, ENGINEERS, ACCOUNTANTS, FARMERS, LAWYERS .
No more corporate influences to balance the world for the greater good or their agenda.
#2 Term-Limits for Congressman and House Reps
#3 No-more lifetime Pensions and Healthcare
#4 Balance Budget (National Debt)

Exactly---We are getting our TIME, ENERGY and Liberty swindled from Mankind through the inequality of our currency system through Bailouts, stimulus packages, low interest rates forever.

I'm not sure how people don't understand this concept.
Money=Freedom in our system
Printing money or giving initial tax incentives/breaks for a selected few=Stealing the labor value of the American public
Low Interest rates= Supports inflation and dollar value erosion.

That's how I view this video. I could be wrong.

That is why INCOME INEQUALITY is so LOPSIDIDED.

Both Bush’s , Clinton, Obama all parties sold out the American taxpaying citizen and their people for corporate profits.

This is part of the reason for the serious gap in income inequality.
Factor in all the tax incentives/breaks that the corporations swindle on prime real estate as our elected officials call it creation of jobs but is really a land grab on prime property.

Factor in all the money printing, bailouts, stimulus packages to the unions, welfare recipients,

The sad part is I don’t even think Ross Perot thought we would let it get this bad.
