🔹 What's Happening With Project X?

Whiskey Priest? I remember reading they were going to close St Patricks day.

All this time and effort just to be able to now formally propose designs and plans to the BPDA for consideration. Wow. I guess it's better than nothing.

Not only that since this developer has been getting dicked around for a decade.

Look at what he is investing in on the overall concept in the area to make the Greenway and create a Blueway park.

Chiofaro has mollified the aquarium, however, with a fund worth up to $30 million to recoup any lost revenue from construction. The institution will also get parking in the skyscraper complex; and Chiofaro will fund a so-called Blueway park extension of the Greenway to the tune of $10 million.

I hope the developer does not miss the cycle but this is on the politicians being so corrupt and shortsighted. This should have been already built and this area should be absolutely vibrant for all Bostonians. The real problem now for this garage is its become a risk to really take down if the economic #'s are not there.

Instead we have Trafficageddon/ in the Seaport because of the lack of transit infrastructure
Along with Taxpayer incentive boulevard for the corporations to develop in an area specifically for the rich and super rich.

They are currently moving utilities, underground transformers, etc. I see them working a lot of nights, latest I've heard is a June demo date.

Wow. From proposal:

Rising 61 stories and over 700’ feet with no shadows on the Common, the design of the 26 Court Street
Tower is meant to stand as a bold yet elegant, faceted iconic form among the harsh rectilinear buildings
that surround it.

Unfortunately, I can't see this ever happening.

Would this be replacing the existing building, which is absolutely beautiful? That would be a travesty.

Also, every single person here who thinks I am 100% pro height in every instance, please remember this response. I am MORE pro historical preservation than I am pro height, period.

It's pretty clear that they are proposing keeping the existing building. 26 Court Street is perfect for a great vertical addition.

I'm a bit disappointed to see that it's another Elkus Manfredi Architects proposal--I'd love to see some different firms get projects like this.

It took me a while to figure out what I was clicking on in that link. But once I found it... my goodness! It looks like a taller Millennium Tower!

I'd love to see this on the other side of Government Center. Maybe it could replace part of the 123 Plaza building or whatever it's called (the long curvy midrise on Cambridge Street).

DZH, i can't find it. Can you show me what you all are looking at?

I'll put this here until someone starts a thread.

^^^Thanks Reverend!

It's the top line, fifth file over. "Copy of Cronin Deve....."

I'd like to reiterate that I kind of love the building, but am not at all sold on the location. You can see the top of the old building in the pic, which shows the facadectomy.

Well this came out of left field. But I have to believe that the owners of 1 Boston Place would put up quite a fight.

i never had this site on my radar. A very tall preserved facade on such a thin parcel? Tall tower proposals at 26 Court St, 1 Bromfield St and the Pi Alley Garage all pose unwanted morning shadow over the holiest of holy's: Beacon Hill row houses.

"over 700'...."

The FAA at 26 Court is high; about 740'. The PDF states 61 stories. The tallish facade and 61 stories suggests they're looking to use the allotted FAA height, whatever that might be.

That's quite handsome, and a Boston-rarity -- a tall building that actively asserts its height.

I'm curious about the state of the interior of 26 Court Street. As a City-owned property, I'll guess that it's been modified unsympathetically, at least since the BPS took over occupancy in the late 60s. Here's an interesting piece from three years ago on the history of this site.

Well this came out of left field.

Not exactly:
WBUR said:
As for the future of 26 Court St., Mayor Marty Walsh's office says the city is exploring options for the property, which is currently assessed at $34 million.

But I have to believe that the owners of 1 Boston Place would put up quite a fight.

Perhaps, but is it any worse than what we see in Winthrop Square?

Wow didnt see that coming. Just goes to show as well that facadectomies open up dozens of more sites for development that arent even on the radar. Where theres a will theres a way. Maybe winthrop sq isnt the end of the story for downtowns tallest after all.

How do you even dig the foundation and basement?
