It never gets old. Once you see the first signs of steel rising above ground, you know the floor plates will be coming on fast and you really start to get a good sense of the overall building(s). It’s always exciting to see.

This is the parcel that changes the seaport forever. Right here it goes from a bunch of different buildings to a neighborhood. Not a complete one by any means but the start. After this though it never goes back. Pier 4 will wrap up before which is a huge piece too but this parcel takes it from construction zone to neighborhood undergoing construction. Next after this you get seaport sq. and it compounds from here on out. The rest of the buildings were necessary to get us to this point, but this is necessary to get to the point of this being a living, working, breathing, neighborhood. Theres no going back after this and once this is complete then we can assess the neighborhood, not before like so many have done. This is where it all changes.

^ Always love reading your enthusiastic assessments of Seaport developments, Stick. And I am with you on this one. This will be the beating heart in the middle of the neighborhood. With the NEMA building wrapping up around the same time, there are a decent number of new residents moving in. The Cottonwood and Omni hotels will bring further life the area...

Stick you read mahy mayynnd man. i was gonna post something kind of similar about this.

The thinking that the current Seaport is the Seaport is absurd. It's really going to turn on.

Don Chiofaro's render in the Globe showed the identical open space geometry as my 2 year old render. But, high extreme ratio of concrete was a jolt. i had a thick, lush canopy (to show how far far you can go). But all that concrete made me think about the evolving built environment near the Waterfront and nearby neighborhoods.

There might be a damn lotta people around pretty soon. That might attract more people to want to spend more time around these parts. You'd need more concrete or boardwalks instead of so much grass and trees. They will also need to open more bars that serve food all day.

One of the things I have noticed from the official site is the plan for 3 pools (2 outdoor, 1 in). Pretty interesting.

At this point anyone saying the seaport is a flop needs their head checked. This is why for soooo long I and a few other people have been saying to just wait, when people thought this was a failure.... because it was a massive construction site that was barely realized. Because of things like this coming online. Theres only more to go after this too. This is all new build and honestly some of the best architecture/public space in the entire city. Thats insane and gives me a ton of hope. Comparing this to the west end is insane how drastically better developers are now at creating spaces from scratch that are inviting, innovative, and just plain badass. This is only Parcel M, Seaport Square is like this but 5x bigger, and then Pier 4 is its own nook of the city that is just as badass in a waterfront type of way. The Seaport is killllllling it.

i'd KILL to see a bar graph showing when all these projects broke ground/will break ground

and are due to be completed--including the new parks.

M parcels already have steel flying, pier 4 is almost complete, and seaport square is approved. The rest on seaport blvd Id like to know too it seems like within 3 years id imagine.

This reminds me of a point I made before though. With projects of this magnitude/quality going up this will absolutely not bring rent down. Making the area 100 million times nicer than it was with parking lots is only going to make rents keep going up. Same with dot block I expect rent in that area of dorchester to go up even though it is said to be "affordable" it makes the immediate area incredibly nicer and my rent already went up and its not even breaking ground. The build until rents drop argument is dead. Were building until the city is 100x nicer causing rents to skyrocket in a compounding effect. Like I said NYC has what 9 million people? Theres an unlimited amount of people who can move here. Dont expect to see rent ever go down again in any reasonable measure. We just have to live with that fact and appreciate how nice the city is becoming.
