Assembly Square Infill and Small Developments | Somerville

I recall someone mentioning that the Home Depot at assembly is one of the busiest on the East Coast due to being right off 93. I’d be surprised if they got rid of it, but at the same time, Circuit City and Home Depot are taking enough space for another few thousand units of housing and new retail.
 
The next nearest one is in the traffic hell scape that is Santilli Circle.

I would expect the Assembly site to get right to the head of the line for the next cycle of lab construction. Especially now that Assembly has a nice cluster developing.

Cue Revs stadium discussion in 3… 2…
 
I just saw that Cabot, Cabot & Forbes acquired the Home Depot and old Circuit City site at 65-75 Mystic Ave. I doubt they’re going to do anything with it before the cycle ends, though.
There is a lot of opportunity here for both Home Depot and additional development. Part of the parking lot along Revolution Drive, and the whole Circuit City property could easily be repurposed without impacting HD operations too badly. I'm still surprised the light industrial triangle just south hasn't cashed in yet.

there's no work happening in Assembly Row proper, correct? (Parcels 7A, 7B, and 9 have yet to start)
 

I really like what they are doing in this whole area, but the number of parking structures is insane! This parking structure looks huge, and then you have the Mass General garage, the several garages for the Assembly Row shopping center, plus the huge parking garage below the Montaje apartment complex. There are three HUGE parking structures just along the Orange line tracks alone. The amount of parking is just massive! It seems like the parking to human ratio is 2 to 1. Do we need this much parking?
 
I'm with @goldenretrievers on this one. They're different developments. If St. Regis Residences, Echelon Seaport, Commonwealth Pier, and 10 World Trade Center are distinctive enough not to bundle, then so too are Assembly Innovation Park, Assembly Row, and Assembly Square Gateway.

Counterpoint - Those projects sometimes get bundled in the catchall Seaport thread, on top of having their own threads. Assembly is the same way. Considering the Assembly "neighborhood" didn't actually exist as a neighborhood until these opening developments, this still serves (by default really) as the overarching Assembly thread.

Relative to the previous discussion, I might propose that this thread be renamed "Assembly Square Infill and Small Developments" to reflect that Assembly is now a neighborhood. Future buildings by FRIT will probably get their own threads anyway if they are of size.
 
The small size of that parcel feels noteworthy. Most ground-up labs have had pretty big floorplates, for various reasons.
 
While that design for Block 9 doesn't do much for me - it just seems to be anti-street engagement - I did like this graphic. It will be interesting to see if Block 7ABC or Block 9 comes first. The giant pickleball + concerts + beer garden I hope has been a big success and becomes a permanent square. With the emptying out of the big box stores Bed/Bath/Beyond and Christmas Tree Shops, that seems like a better location for near-term development.
