“639 Warren Street is a proposed new construction project from Madison Park Development Corporation for a currently vacant lot located at the corner of Warren and Crawford Streets in the Grove Hall neighborhood of Boston. The proposed building will feature a mixture of commercial and residential uses, including both homeownership and rental units, fully affordable to incomes ranging from 30-80% AMI (rental) and 80-120% AMI (homeownership).

We are planning for a six-story wing of the building along Warren Street and wrapping into the interior of the property that will contain up to 54 rental units along with 2000 sf of ground floor commercial space. Along Crawford Street will be a three-story wing comprising nine units of affordable homeownership. This project will provide affordable housing to a total of 63 households near a dynamic commercial center with access to numerous transit lines (including bus and commuter rail), along with space for local businesses or nonprofit use.”

Great photos. Lot of good construction happening around here, but I just hope it doesn't make Dudley/Nubian all bland and soulless.

The Cheney Street one tho... I fucking love this building. "Grove Hall Motor Mart". Man, it might not look like much, but that's a lot of elegance for a low-slung garage. Obviously it needs to go but what a cool and unique slice of time that could produce a building like that.

Grove Hall Motor Mart. 4- 8 Cheney Street. Arnold Chandler architect. Public parking repair and filling station. One of the largest public garages in Roxbury at 36,000 sf. Building is just off Blue Hill Avenue, on site of the Seaver farmhouse.

After long fight, Roxbury family wins OK to replace their house with an apartment building​

“After a years-long battle neighborhood battle ended in their favor Thursday, a Roxbury family will be allowed to build a six-story apartment building in place of their home on Elmwood Street.

Commissioners from the Highland Park Architectural Conservation District, a preservation board with protecting the neighborhood’s aesthetic character, voted Thursday night to approve the proposal at 1 Elmwood Street, but only after heated debate and with one key provision. Developer Scott Webster and his partners still have to get the final OK on the exterior details from a two-person architectural subcommittee……..”

“The proposed project sits on two lots with a combined area of 5,330 square feet. The site is located at 7 Elmwood Street and 291 Roxbury Street. The project includes the construction of a seven-story building containing 40 residential units, 3,240 sf of commercial space, and 2,290 square feet of shared tenant amenities, including a gym, shared offices, lounges, and a roof deck. Residents and retail/commercial visitors would enter on Elmwood street. The project will create seven (7) affordable units at 70%–100% AMI and is very close to the Roxbury Crossing MBTA orange line stop. The project has been designed under the guidelines of the Boston Compact Living Pilot Program, focusing on smaller units, more shared amenities, no parking, and ample bike storage. The project also includes improvements to the sidewalk and public realm. These public realm improvements are intended to increase outdoor seating and visitor bike storage; as well as make the nearby road crossings safer for tenants, neighbors, and the Roxbury Crossing Community College Community.”

Great photos and as always appreciate the addresses and unit counts. 373 Northampton Street seems more like South End?
 
This is Lower Roxbury

The South End designation has enveloped former Roxbury only for unfortunate reasons, but beyond Mass Ave is not the South End, gentrification or not.
 
And if you are really old school, anything west of Arlington Street to Brookline is Roxbury and anything east to the ocean is the Old South End.

Can you elaborate on this? Makes general sense to me, but would love some historical knowledge on why it is so.
