Unless you're only going into the convention center, this is a pretty tough location for a hotel. You have no T service and a it takes some significant hoofing to get to just about anything of interest

It's a 12 minute walk to the Silver Line (both WTC and SL Way), which is a reasonable distance. It's also not much more of a walk to some decent Seaport amenities. But the other thing to keep in mind, is that the D street corridor is likely to become much more vibrant over the next few years as more parcels are developed. The sea of parking lots behind this group of hotels will likely look quite a bit different and more active once buildings go up.
 
If people are going to use the hotel for conventions and business on the seaport, it is ok, but these hotels are pretty remote for downtown and back bay business. I stayed at the Omni a couple of weeks ago and it was an almost 20-minute walk to South Station, and only a little less by Silver Line - even with a stop next to the hotel, add in wait times, etc.

Realistically...most people coming in from out of town and staying here are probably just going to take an Uber to get around.

The Project’s vehicular parking will be accommodated by the existing surface parking lot at the Project Site. This modification will result in an amendment to the original PDA phase, increasing the maximum key count to up to 530 rooms within the Aloft and Element Hotels, up from the originally approved 510 rooms.”
