Bunker Hill Housing Redevelopment | Charlestown

We’re going to have to do this all again in 20 years.

I dont think these look bad at all 🤷‍♂️. Its not all haphazard like some other examples, here the different colors just make it look like multiple buildings that are abutting each other. Thats how it should be done. Looks fine, and once it all comes together this is going to be a massive improvement.
Yes, the colors are muted and complement each other. It's not a mishmash of crazy garish colors and oddball shapes like some recently.

Sounds like the second phase is starting this spring.

$176 million for 266 units, or $660,000 per unit. And if this source is to be believed, there is a total of 241,242 sq ft coming out to $730/ft^2. While I don't exactly expect BHA to match private sector costs, I'd hope for them to get a bit closer. BHA is doing a lot right, from explicitly focusing on improved lifetime development finances to embracing mixed-income buildings, but those construction costs are going to hamstring just how much they can build.

You're right. The construction costs (for many reasons) are getting to a point where it does not make economic sense anymore. Something's gotta give.

“A groundbreaking ceremony was held on April 28 for the next phase of the Bunker Hill Housing Redevelopment in Charlestown, marking a major milestone in the long-planned transformation of the site. The event, held at Corey and Moulton streets, featured remarks from Michelle Wu, Kenzie Bok, representatives from the Charlestown Resident Alliance, and development partners Leggat McCall Properties and Joseph J. Corcoran Co. The new building, known as Building F, will deliver 266 mixed-income units, including 208 market-rate and 58 affordable apartments, and follows the completion of the first phase, Stellata…..”

I don't mind the height, but the one large sprawling building should be broken up into three of four individual buildings separated by wide paths. This would give it a more human scale plus help with pedestrian connectivity.
The height isn’t an issue. They're just gigantic buildings pretending to be smaller buildings with Vegas style fake facades. It’s an insult to the public’s intelligence.

I hear what you're saying, but the same concept has worked pretty well for the Samuelson developments on Boylston Street. As with almost everything, a lot will depend on the quality of materials.
