Proximity to the Roslindale commuter rail station is bit of a stretch. It's not super far, but it's a 30 minute walk. Interesting spot, in that it's roughly the same walking distance from 4 different stations, but I think that's too far to claim that it's nearby. Definitely a reasonable biking distance, though. It's a good illustration of why a restoration of either the Mt Hope or Dale Street stations would be a good thing.

Nobody would ever take the Needham Line commuter rail from this location—it’s just the usual buzzword nonsense, using “ToD” so the developer gets to check boxes and get a building approved. However, this area is on a prime bus route right to Forest Hills. Even at this hour, google maps gives me 30 min trip to DTX from this address—that’s damned good!

Based on recent community meetings regarding Hyde Parke Ave safety, the city is apparently not interested in bus priority lanes for that corridor, but it's really needed for an area that is not otherwise served by transit.

That’s too bad to hear. It’s just a horrible road, honestly, esp between FH and Canterbury. Very tight lanes, smushed right up against parked cars, fast drivers.

I think they could at least do some sort of compromise like make the outbound leg between Ukraine and points south one lane for cars + one for buses. And if they also removed the parking from just one side of the street, they could have bus lanes going both ways. Maybe the median just needs to go, not sure it really adds much. I don’t know, there’s just something about that road that feels horrible and dangerous and just generally unpleasant, and it’s exactly the sort of situation that the city should step in and override the conservatism of the people who live there in favor of the greater good.

Demo Set to Begin for Hyde Park Project​

“A permit has been issued to demolish the existing building at 1318 River Street in Hyde Park to make way for a new 4-story project. The new development will include 30 residential units with a local retail coffee shop on the ground level…..”

Here’s another previously approved (BRA + ZBA) HP project that the developer just resubmitted as a larger project. 6 stories vs 4, 68 units vs 44. Retaining more retail wouldve been good for the neighborhood. Readville is getting some momentum.

Welp, this is a spectacularly horrible replacement for the previously approved, and desperately needed Residences at Readville project that wouldve brought nearly 300 homes and ground floor retail next door to one of our busiest and most underutilized CR stations. Just a complete and total kick in the pants to the neighborhood and region
 
This is an absolutely atrocious proposal. The area around readville station has the some of the worst land use next to a transit stop in the entire metro area but that means there is enormous potential to add huge amounts of housing if its filled in and turned into a transit oriented neighborhood, and this is the most important parcel towards that goal. Its the most centrally located lot you can get in this area and its right at the intersection next to the station. Centrally located parcels like this are what are the catalyst for a new neighborhood to form and spread out from. Having a self storage here would ruin that.

You also have these new apartment buildings approved for directly across the street. So you would have a new residential square already forming around the intersection… or it could be a self storage dead zone.

Its only in the loi phase now so hopefully this can be nimby’d off the face of the earth.

Theres no reason it couldnt be moved away onto a much less important parcel. This one is way too important to waste for the next 50 years at least.

Also...from the LOI:

Although the Proposed Project will function as a self-storage facility, the Proponent intends that the development will establish a high architectural standard for commercial and industrial development within the Hyde Park neighborhood. The buildings will incorporate high-quality exterior materials, generous landscaping, enhanced streetscape improvements, and well-defined building entrances so that the development presents itself as a contemporary commercial building rather than a traditional warehouse facility.

So the current bait-and-switch is basically setting up the next bait-and-switch when its design is VE'd into the CubeSmart location that the self-storage market will actually bear. Gotcha.

One challenge might be that the developer is directly appealing to the neighborhood NIMBYs with this proposal. They would 1000x prefer self storage over housing, and they’re likely to speak out at public meetings to thank the developer for this kindness.

I’m also worried that this could have a terrible domino affect stretching down HP Ave. In the sense that the previously approved project probably gave confidence to the developers across the street that they could rely on a neighborhood transformation. You're absolutely right about the importance of this lot, the outcome here might affect much more than one project.
