    You can do light rail on the sides of the street, depending on the traffic design. Less dense cities like Charlotte have that - and I don't think Washington St is the worst traffic load like Huntington, thus side running light rail works, keeping the price tag down.

    Building atop the building that has Eddie C's, TD Bank, Cactus Grill seems long overdue considering the newly redeveloping EBNHC and apartment building next to it. Even just a 4 over 1 there would be an improvement.
