401 Park Drive (née Landmark Center) | Fenway

Good - they are an awful company. They need to be taken over by a responsible business who won't gouge/illegally act with their customers.

Bay Village Apartment Tower | 212 Stuart St. | Bay Village

This one is a major win already!

View Boston (Observatory) | Prudential Tower | Back Bay

It's well underway. Floors 50-52 are gutted (you can tell better at night when the construction interior lights are on)!

South End Infill and Small Developments

Mods, can you please move these posts to the Tubman House thread? https://archboston.com/community/threads/harriet-tubman-house-566-columbus-avenue-south-end.5840/

Hook Wharf | 400 Atlantic Ave | Downtown

This + the Old Northern Avenue Bridge replacement are going to make a massive improvement in pedestrian experience in this area / Harborwalk.

    Residential / Executive Suites | 601 Newbury St | Fenway / Kenmore

With a building that's this small and ugly - why wouldn't they just take it down and keep the foundation and go up from there? Is that possible - and/or seriously more expensive to do?

    11-21 Bromfield Street | DTX | Downtown

Something tells me it was a business move on their part - not their attempt to preserve architecture. But hey, you never know. I always sort of wonder when people in this situation (or in the case of KO Pies in Southie) don't sell -- they have a gigantic development around them -- and who else...

Back Bay Garage Tower | Dartmouth and Stuart | Back Bay

True. Hard to tell.... Anyone seen these renders? https://www.thorntontomasetti.com/project/garage-west-office-tower

Midtown Hotel Redevelopment | 220 Huntington Avenue | Back Bay

Gorgeous design. A win for the whole area. Even the neighbors - this is very low yet beautiful. The addition of the green median is GREAT. Huntington Ave. is a cement jungle now - this should help. Make them stick to it. Also, the protected bike lane is solid.

Back Bay Garage Tower | Dartmouth and Stuart | Back Bay

Ummmm - this just got MUCH uglier. I'm glad they're still doing this, of course, but ugh... OLD: NEW: The "stack effect" is essentially gone.

    11-21 Bromfield Street | DTX | Downtown

This iteration is pretty - but the previous building was awesome IMO. I wish they'd show renders without the greenery.

LaGrassa's should have sold. Their product is incredible but they could very easily have rented nearby and all of their catering (the vast majority of their business) would continue (post-COVID, of course). Any walk-ups would have been fine. They do ~$10MM a year in sales is what I heard. And...

All that's left to do is repave Dalton Street!

Gables Seaport (née Waterside Place 1B) | 505 Congress Street | Seaport

Great building. Awful logo. Can someone get The Gables a graphic designer from 2020? HA

Pinnacle at Central Wharf (Harbor Garage) | 70 East India Row | Waterfront | Downtown

Mike - great photos. That area is AWFUL and is a place that many tourists see. Residents alike don't deserve such ridiculousness in this central area of a world-class city. We need the Pinnacle project. And for the Aquarium to come back to planet earth.

Lyrik Back Bay | 1001 Boylston Street (Parcel 12) | Back Bay

Noticed something silly in the Elkus renderings... If you look at the big one on-site, or in the one that's listed above, they used CHICAGO stops on the bus shelter rendering. Come on guys!!

Lyrik Back Bay | 1001 Boylston Street (Parcel 12) | Back Bay

The CarGurus sign could very well come down in 15 years or whenever they vacate the space.
