11 West Broadway

So Parker Lewis, you're not sure who owns 11 Broadway now? I don't know if this ever ended up in the Pappas's hands - anyone?

The Suffolk Deeds website shows Paul Mustone's name on the "Leachmore Point LLC" docs. If memory serves, he owned the parking lot and the low-rise dark brick building that housed the A/V movie company.

Googling "Leachmore Point South Boston" brings up a few real estate blogs with the original plan, and mentions that Pappas owned the property but then sold to focus on the land across the street (see comments):

Again, not sure of the source here. Current owner/developer is Ron Simmons. His proposal was originally approved in 2010 (Leachmore Point in '07):

The Board approved the Eleven West project, formerly known as the Leachmore Point project, located at 11 West Broadway in South Boston. The project includes the construction of a new approximately 94,644 square foot, six-story building (69 feet) with 50 residential rental units (25 one-bedroom and 25 two-bedroom units) as well as approximately 8,230 square feet of street–level retail space. Six of the 50 units will be affordable. The project site was previously home to The Quiet Man, a 60-seat sit-down restaurant and bar, Reflex Lighting, a 4,540 square foot commercial office that specializes in commercial lighting, four residential apartments, and 26 parking spaces.

Total project cost is estimated at $23 million. The developer expects the project to create 450 construction related jobs and 50 permanent jobs between the retail and residential components. Construction is expected to start in the first quarter of 2011 with the retail space complete by end of 2011 and total construction complete by the first quarter 2012.

The development team consists of Ronald Simons, President of Eleven West, LLC as the proponent; Nunes Trabucco Architects as the project architect; Marc L. LaCasse as the project attorney; and BSC Group, Inc. as permitting consultant/civil and site engineer/surveyor/transportation analyst.
 
This is a huge missed opportunity; this building should define a rather important corner as the gateway to Southie, but fails miserably to create any sense of arrival. The earlier rendering was a pastiche of disused styles, but it at least acknowledged that the corner was important.

At the bare minimum they have increased the ground floor commercial, but the site quite literally sits on top of the red line one stop from the financial district. This should be so much more, push it to 10 stories, create some drama out of the acute angle of the site... there aren't even direct abutters that would mobilize against bold architecture here.
 
You think that is bad... take a look at the original design from 2010..

Think this is just a clear example of the wrong designer for the job.. how could you even present this as a gateway building..
 
Update on development from WBNA meeting:

The meeting opened with Ron Simons, the developer of 11 West Broadway
presenting an update on the construction of the site between the MBTA Station and the Church Condos property. The current work taking place involved the cutting and capping of utility lines which must happen before the demolition of the existing buildings on site. When this is completed and demolition permit will be issued from the City ISD the buildings will be demolished. This he hopes to happen within the next 2 weeks.

The developer would like to finish the exterior of the structure by Spring
with first floor retail opening June 2012 and expects occupancy of residential units by next Fall. The developer has Starbucks and Subway for 2 of the first floor retail spaces @ approximately 1500 sq/ft each and will be building out the additional retail space with venting for an approximately 5000 sq/ft restaurant space. The building will contain 50 rental units (6 affordable) and 36 spaces for parking including 2 spaces for Zip cars. Rents will
range from $2200 to low $ 3000’s for 1 and 2 bedrooms with dens.

Looks like Starbucks will finally make it's way into Southie. Locals have been fearing this moment for quite sometime. Although I think this location will be a huge hit due to the recent developments in this area.. and I think locals have given up on this section of town for awhile.

I was in William's Tavern a couple Saturdays ago and the owner was commenting how much the foot traffic has increased on A St over the past year. Unfortunately for him I don't think any of the newbie's are stopping in.
 
It's been that way for decades. In the 70's it was around 69%

BTownObs -- I think between what is happening in the SPID and what is happening along Bway - Southy will begin to have the same "remnant of an ethnic" ethos as the North End -- where only the stuff at street level is from Italia the rest?

Southy will continue to feature Irish bars and probably some other Irish-themed shops.

However, increasingly the residents of Southy will be from where-ever. Southy -- especially the peninsula is just too close to downtown and the rapidly developing SPID with both the harbor and the bay as water views / beach not to become a popular middle / upper middle income hometown
