If you look at last picture - it's taken from 3rd street. Big lawn is to the left - it's Rogers street park (or something like that). But I'm talking about a strip of land between new office building and the 3rd street - where construction trailers are. I'm assuming they are not leaving it for yet another park...
I used to work at 300 3rd St, which is the same landlord. The landlord rep made a big deal of telling me a year ago the city forced them to put residential on 3rd for this building and ground floor retail along Binney. Should be a lot more conditions like that for this neighborhood; it's still dead on the weekend and won't get better without a lot more residential.
Unsubstantiated rumor has Biogen eyeballing this place...
I'm sure there is a potential discount there to bail out Alexandria, after Ariad took a dive.
Ariad is actually slowly battling back...up nearly 4x in price since bottoming out. Hopefully they'll get back on track and back to where they once were.
