"This Project Notification Form (PNF) was written to describe in full The Waypoint Companies’ proposal for 61-83 Braintree Street in Allston, MA. The project is located in a Light Industrial Zone, but the character of the surrounding community is much more diverse than the local zoning gives it credit for. The neighborhood has a mix of back door business, commercial tenancies, and residential nooks. The community’s diversity is in large part the driving force behind this proposal. And the economics of the residents and workers allows for a successful rental project of this scale and design.
The proposal calls for the demolition of 2 existing buildings totaling approximately 30,000 square feet. The site has some environmental remediation that will take place on a small portion of the site. Once cleared an 80-unit rental project will take its place. The building will be approximately 93,000 square feet and will contain 2,550 square feet of commercial space and hold 67 parking spaces in an underground parking facility and 2 at-grade truck deck spaces."

Those are modular. They put them up in literally less than a day.

Since you quoted from the PNF about it being in a "Light Industrial" zone. This just shows that zoning code is out of date with planning by the BRA/BPDA in the Guest Street Planning Study that designated this area as a live/work extension of Allston Village. The study also put Braintree by the pike at 6-12 stories, which this is on the lower end of.

Not mentioned in the PNF is that the building was advertised as having startup incubator space, which leaves me puzzled, but I guess is just the commercial space?

Those are modular. They put them up in literally less than a day.

They have definitely spent more than a day putting them up. They've been ruining my route to work and home every day for more than a week.

I even watched them putting the first unit in place last Tuesday before having to turn around on Penniman.

In my mind this is actually a pretty big deal that this is the first large modular construction project in the Boston area. (That I have noticed). If the city is to produce a large amount of middle class housing amid a sky high construction costs, Modular might be the solution.

It looks like they left room for the billboard in constructing this. Its hard to tell how it will look when completed only from the arch drawings. Is there really enough profit in a billboard to design an apartment building around it?

My company has rented a billboard downtown in a lower traffic area and it was roughly $6500/month. I imagine this would fetch more from the volume of the pike.

As built this is 6 floors, renderings show only 5. Hope the design has improved too as well as getting taller.

When the original developers bought the property, the previous owner wanted an easement to keep the billboard. So, the two parties must have reached a point where this is what made sense to get the deal done.
