ACKS | 100 Binney | East Cambridge

The one next door moved a lot faster, any clue why this is so slow?

They built 50-60 using up-down construction.
100 is being built down-up.
Not sure if that counts for all of the difference, but it's significant.
I was in 60 Binney a few weeks back, and they are pulling up excavated earth non-stop with a parade of trucks to take it all away.

It was interesting as it was my first time on site for an active up-down construction.

Alexandria lands $310M construction loan for Cambridge R&D project

Before then it was self financed by the REIT's income and hence work was as funds were available

Note that even though Alexandria was building it with their own funds it was far from a Spec prject
New York pharmaceutical giant Bristol-Meyers Squibb has agreed to lease 208,000 square feet of the 431,500-square-foot facility as a research and development facility. Bristol-Meyers (NYSE: BMY) will be the anchor tenant at 100 Binney.

Alexandria is targeting a 2017 opening date for 100 Binney.

The 100 Binney facility is part of the Alexandria Center at Kendall Square, an eight-building campus on Binney between First, Second and Third streets in Cambridge. Other buildings on the campus include 50 Binney St., which will be anchored by Sanofi Genzyme (Nasdaq: SNY), and 60 Binney St., which will be anchored by bluebird bio (Nasdaq: BLUE).

As they have had an anchor tenant on board for quite some time, money has almost nothing to do with it. BMS has a schedule, and ARE will deliver based on that schedule. BMS may have more programming to work out, and are not on such a tight schedule.

50 Binney is all office space. So, no real difficult programming. 60 Binney is lab/office. As the office is easier to plan, it is moving ahead of the lab which is much more complicated aged. This may help e plain why 50 is so far ahead of 60, and why 100 appears to be crawling.

That and the different construction methods.

For anyone who might work in this area how busy does the park shown in the last photo get during the day? I've only ever seen a handful of people here (except when the skating rink is being used) on weekends.

I used to work in Kendall and would frequent the restaurants right next to the park at lunch. It was always pretty busy, especially in the summer time. Just to the right of the photo is where they have a winter skating rink / summertime lunch live music shed. It was quite a lovely place to hang out.

Before our office moved, I used to sit over in that park and try to catch up on my night school reading. Quite full, especially when their was a band.
