AstraZeneca/Alexion MXD Tower | 290 Binney Street | Kendall Square

The construction elevator is on the way down. Lots of dump trucks loading out spoil from the garage/substation excavation.

Latest MXD master plan update has this building's "twin" back on the menu, albeit with some shrinkage.

As I understand it, it was never off the menu. They just requested to transfer some of the already-approved square footage to the 105 Broadway Site (also in the MXD), hence the height growth there and height reduction here. Like I opined in the other thread, BXP's gotta have some prospective tenant in mind for 105 Broadway, otherwise these gyrations would seem pretty ridiculous...

EDIT: see this new(ish) sub-page on the CRA site about this:
^, therein, this graphic (funnily enough) showing a chunk of 250 Binney being transported over to 105 Broadway:

And as explained also from the above site (emphasis mine):
To address the uncertainty surrounding 250 Binney’s redevelopment schedule, BXP has submitted Amendment 3 to the MXD District IDCP, proposing to reallocate a portion of the permissible GFA from 250 Binney to 105 Broadway. To inform the amendment process, BXP and the CRA have initiated a public engagement process for the IDCP Amendment 3, which included an open house to discuss the proposed Gross Floor Area (GFA) reallocation.

^Translation of "uncertainty surrounding 250 Binney's redevelopment schedule" = ThermoFisher refusing to move out of the existing low rise @ 250 Binney

Right - I meant "back on the menu" in the sense that if they're doing detailed massing they must be getting close to the end for TF...

And while 105 Broadway has its own thread - it seems like it would make zero sense to go to all of this trouble on that site in this market if they don't have a tenant. Did AZ/Alexion want space in two buildings and so they still have unmet needs on site?

Ah gotcha, meaning, we're at the point now where there's detailed revised massings for both the taller 105 Broadway and the shorter version of 250 Binney...

No idea what they've got up their sleeve though (but damn curious, given the market).
