Attleboro Developments

not much info in the article but apparently a developer is looking at housing on the sears part of emerald square mall.


What a change. In my mind, the Emerald Square Mall will always be like in the video below. I was in 7th grade when this was taken (November 1994) and very well may have been doing early Christmas shopping in this video.

 
The town manager of north attleboro said that the developer would like to build 320 to 340 apartments at emerald square mall. They would demolish the sears section and use the parking lot for sears. Quite a lot of apartments. I say go for it we need housing in the state.

Agreed! This site was built to handle hundreds of people in/out every day just a change behind the reason why they’re in/out.

Don't go there now. I went in right before Christmas for the first time since 2009 and it was pretty depressing. The mall looked to be about 50% empty. If it weren't for Macys, you would have another anchor store completely empty. The Macy's home store there is in rough shape. I spent a lot of time at this mall from 5th grade through high school, so it's a lot of nostalgia for me and sad that the mall is on its way out. This place was booming in the 1990s and early 2000s.

We must be about the same age and grew up in the same area. Foxboro, class of 2000. That whole stretch of Rt 1 in North Attleboro / Attleboro in the 90s and early 2000s was as you perfectly put it: booming. I must have went there at least 2, 3 nights a week in the summers of 98 and 99 (when gas was also about that much per gallon). It's sad to think about how most of the stores I purposefully visited then either no longer have reasons to exist (Strawberry's, Electronic Boutique, the Kodak store with in-shop processing) or seem to being trying to destroy what little brand equity they have left (Gap and all the other mid-tier mall apparel brands).

Absolutely. You couldn't ask for better highway access too. Plus, if the South Attleboro Commuter station ever opens up again,, residents would have pretty quick park-and-ride access to Boston and Providence.
 
The Route 1/1A stretch through the Attleboros from Route 295 south to Route 95 is still pretty busy. I live in the neighborhood behind the mall and can attest to this as many use it as a bypass to get to the stores without having to traverse Rtes 1/1A. Emerald Square Mall still has Macy's and JC Penney and a new plaza was just built within the last two years across the street where the trailer park once was. The new Hampton Inn was also recently built by the cimenas with a Holiday Inn just a bit up the road. This area also includes Showcase Cinemas, Raymour & Flanagan (2x - reg & outlet), Old Navy, Marshall's, Target, Lowe's, Bed Bath & Beyond, Dick's Sporting Goods, Best Buy, Walmart, Burlington, BJ's Wholesale, Staples, JOANN, Michael's, Hobby Lobby, Christmas Tree Shoppes, Bob's (clothing), Cardi's Furniture, Bob's Discount Furniture, Home Depot, Petco, Petsmart, TJMaxx, Stop & Shop, Market Basket. In addition, most national and regional restaurant chains still have locations here - Applebees, BJ's Brewhouse, Longhorn Steakhouse, Panera, TGIFridays, 99 Restuarant, McDonald's, Burger King, Taco Bell, Five Guys, Olive Garden, Chuck E Cheese, Pzzeria Uno's, Denny's, Friendly's, Chick Fil A, and Bickford's. This stretch has also in recent years seen more car dealerships - CarMAX, Balise Honda, Boch Toyota, Patriot Subaru, Boch Nissan, and Kia of Attleboro,

Yeah, they really have built out a lot of retail further down from the older cluster - where the Target/Walmart/Lowes, etc. are. That Chick Fil A is almost always busy whenever I go by. I am surprised a franchisee hasn't opened up a location further up on route 1 in Plainville or Foxborough. Speaking of the Walpole Mall, I believe one was approved to be built next to it but nothing ever came of it. That whole area feels like 60% Rhode Island people (similar to Seekonk with all of the retail there).

Glad to see the area is still full of retail and that my favorite high school Friendly's is still around. I didn't see Guitar Center in your list but it's still there too. The taxes from this stretch must make up a decent bit of NA's and Attleboro's municipal budgets.

Birthday parties at the Dream Machine followed by Papa Gino's were the best.
 
If approved the proposal at 42 county street will have 80 units and 1,720sqft of commercial space on the first floor.

looks like the developer is reducing this to a 5 over 1 due to increased costs of steel. Units reduced to 60.

Better than nothing i guess, but would have been nice to see the original building built. I know parking was a big issue as well since some of the parking would have needed to be off the lot and located somewhere else.

Has steel really gone up that much over the last 3 months or is the developer just realizing that Attleboro would never approve the project as it was?
 
The mill building across the street is just about wrapped up and came out pretty beautiful. I’m glad to see this will get the same treatment. Would be great to get the theater reopened as a community/independent theater. If only mega millions would hit lol

Work Underway at Sturdy Health’s $50M Massachusetts MOB​

“Sturdy Health has broken ground on Sturdy Health Cancer & Specialty Care, a more than 60,000-square-foot, $50 million medical office building in Attleboro, Mass. The development team includes general contractor Consigli Construction Co. Inc., along with architecture firm NBBJ. Redgate is leading the planning, permitting and project delivery strategy. The three-story building will house the hospital’s cardiology, gastrointestinal, oncology, and general surgery services.

The office property is rising at 211 Park St. and is part of the Sturdy Memorial Hospital campus. Downtown Attleboro, as well as a host of dining options, are within a 1-mile radius. Downtown Providence, R.I., is 13.3 miles southwest.

In 2017, the company opened a 30,000-square-foot medical office building in Plainville, Mass., which included urgent care, OB/GYN and primary care services. Last year, Sturdy Health completed the first phase of the main campus’ renovation and expansion.

Consigli Construction is part of the team behind Harvard Enterprise Research Campus, a mixed-use development in Allston, Mass., that is set to create 900,000 square feet of office and lab, residential and hotel space. The project comprises two R&D buildings, slated for completion between late 2025 and early 2026. Additionally, the company also serves as the general contractor at a 350,000-square-foot life science development in Boston. Part of Boston Landing, the building is expected to come online next year.”

That's too bad. Would have added much needed housing. I know that area did flood over the summer. Not sure if that scared the developer or if it was just too ambitious for the city. Would be nice if developers started proposing on the relatively new riverfront drive section of the city.
