A Chelsea developer has purchased the Boston parcel containing the historic Jacob Wirth restaurant, near the site of a pair of recent controversial redevelopment proposals.

Anthony Simboli, who purchased the 31-39 Stuart St. space, said he has no plans to alter the property. The restaurant will continue to operate, and Simboli is leasing the space back to owner Kevin Fitzgerald ...

The commercial real estate developer purchased his family-owned company, ACS Development, which has approximately 325,000 square feet over about nine buildings within walking distance of each other, worth about $60 million.

A little further down in the article it goes into the NIMBYS opposition: "There were also fears the project would not create the foot traffic necessary to displace drug dealing and prostitution that occurs nearby." Now this didn't kill any project, but what are they saying here. We want to keep the Pimps and Hos right where they are? or We need a bigger project to scare them away?

If I am reading the article correctly, this was basically a paper transaction, there was no real change of ownership.

First one actually isn't so bad; the second looks like particularly bad Michael Graves, and the third, Corbu, filtered through Logan's Run.

What is interesting is that these proposals echo what eventually was built as the Millennium Towers, not in that location but just one block up.

AvalonBay Communities Inc.bizWatch has notified city planning officials of its proposal to potentially build a 29-story residential tower at 45 Stuart St. in Boston.

The Aug. 8 project filing with the Boston Redevelopment AuthoritybizWatch calls for the construction of 404 apartments and a five-story parking facility that could house roughly 200 vehicles. The development would replace an existing open-air parking lot at the project site on the periphery of the city’s Theater District and Chinatown neighborhoods.

The proposal was prepared by Epsilon Associates of Maynard and was supported by design and professional services provided by cbt Architects, Goulston & Storrs, Howard/Stein-Hudson Associates, Sanborn, Head & Associates, The Green Engineer and Nitsch Engineering, among others.

I think the additional residential units are great, but the multi-level above-ground garage is awful. These are terrible for the city and far too many of are being built these days.The city should make them put them underground, or better yet, remove the parking space requirements from zoning altogether.

Boston currently has one of the hottest rental markets in the country right now. That's why you see all these apartment buildings going forward now.

Hearing the name AvalonBay scares me knowing all the utter crap they've put up elsewhere. Their products are the definition of mediocre.

I don't see how this mini glass version of Place Ville-Marie looks like any these.

I also don't see how it is getting boring fast considering that Boston has no residential towers like that. (besides that fact that you know...it's another box tower among boxes in Boston.)
