Has anyone plotted out all of Samuel's holdings in the Fenway area? Combining the projects that they've built, plus announced planned projects, plus the leasing info on their website, it looks like they own most of the property in the triangle between Boylston and Brookline, along with several parcels on the south side of Boylston and the Sears complex. If so, it's pretty remarkable that they've managed to cobble this together. It's a damn shame they're not doing the air rights parcel, though maybe they're too smart for that.

This is going to be a good building -- interesting lines, good street engagement. But I have one quibble:

Is it too much to expect a developer to come up with an original name? I mean, everything is either a fake semi-Euro sounding word, or the incredibly generic "the shops," "the residences," or "the offices," and in this case all three for a single building!

I am not sure I understand your gripe. The building is called Van Ness. I actually quite like the name, although its just the name of the street.

If you walk up to this site in person and just look around, it's quite scary how massive it is.

^Yes, but their success with Trilogy gives me confidence. That is a massive building on all sides and feels very distinct and intimate from the street.

Nearly all of the street level on this one is activated with retail. Its a fantastic design, they minimized the impact of the loading dock a mega-retail development needs.

From what I recall they're actually creating a new road that runs between Boylston West and the post office building, which is where the loading bay will be.

New roads and massive footprint don't have to be at odds with each other? Bout time.

It's amazing to me how much new continual street wall is being created in this area, and that it was possible still.

the loading is actually inside the buidling, its a massive dock from what I recall in the PNF. I thought the new road had corner retail frontage.

You're right. I meant to say "where the entrance to the loading bay will be"

edit: I just looked at the PNF, and the loading bay actually goes all the way through the building from the New Street to Kilmarnock Street.
