Chelsea Infill and Small Developments

Its great to see the new housing but I wish there was much more brick and less party panels.

Jersey cityis throwing up 5 over 1s all over the place, but they fit in with the existing neighborhood much better than these off grey rentals do.

2 examples of random 5 over 1s going up in hoboken and jersey city

You could build entire neighborhoods from scratch for very cheap out of 5 over 1’s and they could be completely normal desirable neighborhoods if they just used some nice materials and had ground floor retail or lots of ground level entrances to rentals.


Compare that to the shitty materials, atrocious ground level, and single point entrance below and the streets are going to be barren hellscapes.

All of these are the same 5 over 1 style construction, just with a massive difference in effort or give a shit level. Chelsea could just as easily be building a vibrant new neighborhood with walkable streets for not much more effort. Isnt this what everybody loves? Why are we building suburban style buildings in the city?

Jersey City has much laxer zoning. Chelsea also has a self defeating IZ policy, too.
 
Loose power lines = typical corporate utility behavior of ignoring the people they serve - because they can. In the next ice storm they’ll be able to claim an act o god instead of negligence. It looks third world and we all deserve better.

The whole point is theyre all the same buildings just the ones in chelsea have shittier facades. If they cant do retail here Im sure they could have at least added individual entrances to the ground level apartments to make the street level more interesting.

The City Council President actually spoke about this last week. He pointed at the Admiral's Hill neighborhood where most utilities were buried. Response from the City Manager was that they couldnt force any Utility Company to do anything about it but would work with future developers to see if they could do this or not.

The street level presence here is hell. I wish they had buried the garage more.

BOSTON– MassHousing has closed on a total of $10.4 million in affordable and workforce housing financing to the non-profit The Neighborhood Developers, Inc. (TND). The MassHousing financing will allow The Neighborhood Developers to transform a former light industrial site at 25 Sixth Street in Chelsea into 62 new mixed-income rental and homeownership units, located on the MBTA’s Silver Line near Bellingham Square.

I genuinely love the fact that the giant solar panels on the roof make it look like this building has a beautiful, oversized cornice.
