Crescent Parcel | 1125 Tremont St | Roxbury

I wasn't sure if this plan was related to the Whittier Choice Neighborhood multi-phase redevelopment (AB page here); however, it indeed looks like these are different parcels. I vaguely remember seeing a plan 5-10 years ago for a placemaking high rise on this corner. (not to be confused with ACC residence hall proposed immediately across Tremont Street)
 
I was wondering when the BPDA was going to pick this up. A couple of the proposals got a brief showcase online a couple weeks ago. https://www.baystatebanner.com/2021...rcel-center-black-and-women-owned-businesses/

Have a friend at one of the development firms who showed me a few more renderings and plan of the upper one awhile back. Hopefully those come up tonight.
This parcel is ripe for setting off a big boom along Melnea Cass.
 

RFP awarded to Drexel Village to "bring 217 residential units, at least 150 of which will be income-restricted, 31,000 square feet of community space for the social service agencies currently located on the Crescent Parcel, and parish space for the St. Katharine Drexel Church. The proposal preserves over an acre of open space at the corner of Melnea Cass Boulevard and Tremont street, will preserve 35 existing trees on the development, and plant 65 new trees."

So they prioritized keeping green space to the point where it breaks up the street wall, but then added surface parking? Really?

I mean, it’s not like anyone is pining for a street wall on Raynor Cir..

Once the Zoning Commission signs off, this project would qualify for no mandatory parking; BPDA should encourage that.

Unless I’m mistaken, I think the parking minimum exemption only applies to the 150 affordable/income-restricted units (unfortunately).

For context about half the site is currently an overflow BPD parking lot (because we still haven't figured out how to stop BPD HQs from having overflow parking all over the sidewalks and streets around here), the church and daycare, then a small park and community gardens which I'm pretty sure are just community set up without permission.
