Dorchester Infill and Small Developments

great infill tho. housing near a T, supermarket, highway, college. It's a little plot off the highway, so its nothing to make or break a place. Good to see more housing.
 
This is the grass lot right next to Shaws, right? This is a good project to throw in there. That plot of land sticks out like a sore thumb and should be filled in.
 
I feel like everyone here should like this project there was talk years back that this wqs going to be a Wendy's? I think.
 
Last year, a Columbia Point master plan task force identified the site for potential redevelopment with several mixed-used, high-rise buildings, but Synergy “has determined that that scale and type of development is not feasible in the foreseeable future.”

But Synergy didn’t rule out pursuing air rights over the MBTA station.

This site has stayed underdeveloped for two reasons; 1. The soil underneath is a tad ugly. This part of the site was a taxi garage/parking area with gas station up until the mid-1970's. Also, where the bus transfer area is there was until about 1983-1984 a smelter. On some glorious winter mornings in the early 1980's, those of us lucky enough to be on the Red Line at 640 in the morning would from time to time get a nice little blast of ferrous laden wind when they fired up the machines inside the building, which I'm sure coated the development site as well. 2. This site was proposed to be developed by Intercontinental with a Hampton Inn level hotel in 1999-2000. CSH Civic Association wisley pooh poohed it and the post-tech boom economy helped kill it as well. The planning went as far as an Article 80 submission.
 
It probably doesn't help that the site has the Expressway, Red Line and commuter rail behind it and Morrisey Blvd in front. Many people won't want to hear cars zooming by 24 hours a day. I'm glad that something is being built though, but I'm guessing the developer might want to work a deal with the city or state to put up some sound barriers
 
John, do you know if this is the lot owned by Pappas that he used for satellite parking during work on C2P and Macallen? Is it right next to the existing Shaw's parking lot or further up?

There is some pretty nice houses in Newton along the Pike and the Worcester line that keep getting sold despite the noise.

City records have Synergy owning the lot. I know Pappas was the owner of the site before the Shaw's got developed in the mid-1990's.
 
Some people actually like the white noise effect of traffic. Others will make compromises to live at that location, I'm sure.

I live a block from the pike and like it. The white noise does help drone out things like noisy neighbors, and the commuter rail which slightly shakes the house keeps life intresting and reminds me im in a vibrant city. Its never loud enough to wake me up, if anything its conditioning to make me a better sleeper. I used to run my ACs fan into the fall for the same reason

I used to live right on Comm Ave in Brighton and ever since, need a fan to fall asleep at night.
